What are the responsibilities and job description for the Apartment Community Manager position at Bogue Property Management?
Bogue Property Management is an Amarillo-based family business with just over 20 employees. We manage a real-estate portfolio which includes 8 apartment communities with a combined total of 600 apartments. All our apartment communities are conventional market-rate properties.
We are seeking a on-site Community Manager for 3 conventional market-rate properties consisting of 212 units combined. The ideal candidate has prior supervisory experience, exhibits superior judgement, can make sound decisions with incomplete information, can deal with ambiguity, has outstanding organizational skills, is able to provide necessary structure for self and team, and is a capable leader and team builder.
This Position is Responsible for the Following:
- All aspects of property management
- Coordinating unit turns and maintenance request
- Building and maintaining a strong team
- Showing apartments to rental prospects and selling the positive aspects of the property through proper telephone, leasing and closing techniques
- Overseeing all leasing efforts, responding to inquiries for property information in an appropriate and timely manner
- Maintaining property occupancy expectations
- Screening all residential applications
- Retaining residents by providing swift and courteous customer service
- Receiving and resolving resident complaints
- Maintaining accuracy of property management software
- Inspecting vacant units in preparation of unit turns
- Collecting rent
- Posting rent and making daily deposits
- Calling utility companies to connect and disconnect utilities
- Preparing reports
- Processing court documents to be filed or representing the company at court hearings
- Processing necessary paperwork at the time a resident vacates the property
- Internal auditing of files and paperwork
- Daily communication with leasing consultant, maintenance staff, and supervisors
- Participating in community activities
- Completion of all job-related tasks assigned by property supervisor
Requirements:
- High School Diploma or General Education Degree (GED)
- College Degree preferred
- Minimum of 2 years apartment management experience
- Valid driver's license and reliable transportation
- Must be able to read, speak and understand English for business purposes
- Must be able to read and write instructions, short correspondence, memos, and service requests and to converse with residents, co-workers, and vendors in a professional manner
- Must also be able to effectively present information and instructions to potential residents and on-site staff in one-on-one and small group settings
- Must be able to successfully complete a pre-employment background investigation including criminal record search and employment verification
