BNE Real Estate Group is seeking an experienced Maintenance Manager (onsite/live-on position) to act as the operational leader for the community's daily maintenance function, ensuring the asset consistently meets ownership and management objectives. In this role, you will:
- Direct and perform day-to-day maintenance operations and allocate workload across the team
- Prioritize, track, and close work orders; support unit turns, emergency response, and preventative maintenance
- Coordinate materials, tools, and inventory flow; oversee vendors, bids, and quality standards
- Protect resident relations through timely communication and resolution, including appliance repair as needed
- Drive performance management of staff through scheduling, coaching, documentation, and accountability
- High school diploma or equivalent
- 3 years' experience in property management
- Strong interpersonal skills; strong verbal skills; strong customer service orientation
- Proficient in computer programs, including Microsoft Office and Yardi
- Ability to work with minimal supervision; well organized with excellent time management skills
- An in-depth knowledge of all rules, regulations and laws regarding property management
- Maintain regular and punctual attendance
- Work overtime hours as required to complete assignments/projects; travel overnight as required
- Work in cold/hot/dusty/loud environment
- Comply with all company policies and procedures; professional image
- Direct the maintenance work of all maintenance employees
- Allocate and perform the necessary workload amongst all maintenance employees
- Determine the type of materials, supplies, machinery, equipment and tools to be used, bought, and stocked
- Manage the flow and distribution of all materials and supplies
- Supervise and perform when necessary, the completion of assigned maintenance service requests in a timely manner
- Complete a daily inspection of the property
- Perform maintenance work/tasks that can affect business operations including emergency repairs and turnovers
- Perform maintenance work/tasks that can have a significant financial impact including emergency repairs, turnovers, and capital expenditure projects
- Provide expert advice on the annual budget and capital expenditure projects to management
- Document any leaks, damage, debris and security issues
- Document any maintenance concerns on available apartments, models, amenity spaces, and/or common areas
- Plan and coordinate the preventative maintenance program
- Plan and coordinate annual property inspections
- Inspect the quality of market ready apartments
- Obtain and negotiate maintenance bids on behalf of management
- Coordinate the move-in and move-outs of all residents including scheduling and performing apartment inspections and resident orientations
- Supervise the work of 3rd party vendors and contractors
- Maintain excellent customer service with the residents and building staff
- Participate in the emergency on-call program
- Prepare and implement procedures and systems to ensure orderly, efficient workflow.
- Ensure all administrative paperwork is accurate, complete and submitted on a timely basis
- Respond and resolve resident concerns, complaints and requests in a timely manner to ensure resident satisfaction
- Ensure the distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).
- Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.).
- Handle employee complaints and grievances
- Consistently use successful techniques to screen, hire, orient and train new personnel
- Ensure efficiency of staff through ongoing training, instruction, counseling and leadership
- Plan weekly/daily office staff schedules and assignments
- Administer action plans consistently, and on a timely basis regarding performance problems. Document appropriately and communicate situation with supervisor, Human Resources and terminate properly when necessary
- Provide support to staff to encourage team work and lead as an example in creating a harmonious environment
- Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.)
- Learn and ensure compliance with all company, local, state and federal safety rules.
- Ensure that unsafe conditions are corrected in a timely manner
