Position Summary 

The Assistant Project Manager is responsible for supporting Senior Project Managers and Project Managers in coordinating project activities to ensure that cost, schedule, document control, and quality standards are consistently met. This role requires the exercise of independent judgment regarding the day-to-day administration of construction projects. 


General Responsibilities 

Project Lifecycle Support: Assist senior leadership in all phases and aspects of the project. 

Best Practices: Adhere to established organizational "Best Practices".

Independent Management: Manage specific projects independently as assigned, with oversight from a PM or SPM. 


Work Deliverables 

Project Set-Up 

Readiness: Ensure proper tools and permits are in place before project commencement. 

Contract Familiarity: Review Owner contracts to become familiar with all terms and conditions.

Technical Review: Review drawings and specifications to achieve complete familiarity with project requirements. 

Procurement & Buyout: Assist in the development of the overall project schedule and complete sub-evaluations, bid comparisons, and buyout tasks as requested. Submittal Management: Develop and manage a project submittal log, obtaining designer approval and ensuring prompt processing. 


Core Performance & Execution 

Compliance: Verify that contracts, insurance, and bonds are current and received before any subcontractor begins work on-site. 

Meeting Administration: Prepare project meeting agendas and keep detailed meeting minutes for distribution to the project team. 

Document Control: Draft, submit, and track all RFIs; review project logs (RFIs, 

Submittals, PCOS) with the Superintendent weekly. 

Field Coordination: Collect and review Superintendent daily reports, weekly project photos, and safety documentation for completeness. 

Financial Oversight: Execute payment applications and review/code invoices for accuracy against the cost-to-complete forecast. 


Project Close-Out 

Quality Assurance: Distribute punch lists and follow up to ensure timely completion of all work. 

Documentation: Assemble required close-out documents and address non-compliant subcontractors directly to ensure certification. 


Relationship Management 

Client Advocacy: Maintain client relationships at the appropriate level to reinforce the commitment to their needs and interests. 

Professional Collaboration: Work effectively with outside parties, including design teams, to accomplish shared goals. 

Internal Teamwork: Keep field team members, specifically Superintendents, informed and active in the decision-making process. 

Subcontractor Relations: Deal professionally and fairly with all subcontractors and vendors to promote positive working relationships.

Physical Demands 

Postures: Regularly required to sit; occasionally required to stand, walk, stoop, or kneel.

Lifting: Must occasionally lift and/or move up to 25 pounds. 

Dexterity: Ability to repetitiously use hands and fingers to handle materials or manipulate keys on a keyboard. 

Vision: Vision abilities for this position include close vision. 


Compensation: $90k based on experience
