Position Overview
The Project Manager (PM) is responsible for the successful planning, execution, financial performance, and delivery of luxury custom home projects. This role serves as the primary driver of schedule, budget, and client satisfaction, working closely with Superintendents, architects, designers, subcontractors, and owners.
This is a leadership role requiring proactive decision-making, high emotional intelligence, and meticulous attention to detail. The PM owns the project outcome.
Key Responsibilities
Project Planning & Execution
- Lead projects from preconstruction handoff through final completion and warranty transition
- Develop and maintain detailed project schedules and milestone tracking
- Coordinate with Superintendents to ensure field execution aligns with plans, specs, and schedule
- Anticipate challenges and proactively solve problems before they impact cost, schedule, or quality
Budget & Financial Management
- Own the project budget, including cost tracking, forecasting, and variance management
- Manage subcontractor contracts, pay applications, and cost control
- Prepare and track Owner Change Orders (OCOs) and Subcontractor Change Orders (SCOs)
- Maintain accurate cost-to-complete forecasts and monthly financial reporting
Client & Design Team Management
- Serve as the primary point of contact for clients throughout the project
- Lead client meetings with confidence, clarity, and professionalism
- Coordinate closely with architects, designers, and consultants to manage design intent, constructability, and scope clarity
- Deliver a high-touch, concierge-level client experience appropriate for luxury residential construction
Quality Control & Documentation
- Ensure work meets or exceeds contract documents, code requirements, and company quality standards
- Manage RFIs, submittals, selections, and documentation with precision
- Maintain organized, real-time project records (drawings, logs, correspondence)
Leadership & Culture
- Demonstrate extreme ownership over outcomes—no excuses, only solutions
- Collaborate respectfully and effectively with Superintendents and internal teams
- Uphold company values, professionalism, and accountability on every project
- Contribute to continuous improvement of systems, processes, and standards
Qualifications
Required
- 5 years of Project Management experience in custom residential or high-end construction
- Proven experience managing complex, detail-driven projects with discerning clients
- Strong understanding of construction documents, specifications, and sequencing
- Financial acumen with job costing, forecasting, and change management
- Excellent written and verbal communication skills
- Highly organized, proactive, and solution-oriented
Preferred
- Experience with luxury homes, architect-led projects, or design-build delivery
- Familiarity with BuilderTrend or similar construction management software
- Experience working in mountain, waterfront, or logistically complex environments
- Degree in Construction Management, Engineering, Architecture, or related field

Pay: $115,000.00 - $150,000.00 per year
