What are the responsibilities and job description for the Project Manager – Commercial & Industrial Construction position at Blue Water Builders, Inc.?
ABOUT US
Blue Water Builders is a commercial and industrial general contractor based in the Chicago suburbs. Our portfolio spans distribution centers, manufacturing facilities, food production, healthcare, and more. We are a tight-knit team that builds lasting relationships with our clients, our trade partners, and our people.
THE ROLE
We are hiring a Project Manager at the mid to senior level to own projects from pre-construction through closeout on work ranging from $1M–$20M. If you have a solid foundation in commercial construction and real industrial or warehouse experience, we want to talk. If you're earlier in your career but have the right instincts and drive, we're open to that conversation too.
WHAT YOU'LL DO
• Own projects from pre-construction through closeout: budget, schedule, subcontractors, and owner communication
• Manage industrial, warehouse, and commercial TI projects in the $1M–$20M range
• Coordinate with field superintendents to keep projects on track and on budget
• Build and maintain strong relationships with owners, architects, engineers, and subs
• Use Procore for project documentation, RFIs, submittals, and reporting
WHAT WE'RE LOOKING FOR
• 4–10 years of project management experience with a commercial or industrial GC
• Hands-on experience with industrial, warehouse, or distribution center construction — this is a firm requirement
• Track record of seeing projects through from start to finish
• Strong understanding of construction means, methods, and sequencing
• Procore experience preferred
• Bachelor's degree in Construction Management, Civil Engineering, or related field preferred but field-earned experience speaks just as loud
WHAT WE OFFER
• Competitive base salary commensurate with experience
• Performance-based annual bonus
• Health insurance
• Consistent pipeline of industrial and commercial work in the greater Chicago market
• A culture built on trust, accountability, and treating people right
• A leadership team that's accessible and invested in your success
WHO THRIVES HERE
We are a smaller, focused team which means less bureaucracy, more ownership, and a direct line to leadership. If you take pride in your projects, communicate proactively, and want to be somewhere long enough to see the impact of your work, you'll fit in well.
