Project Manager

The Blue Cord Project Manager is responsible for the overall direction, coordination, execution, financial performance, and successful completion of construction projects. This position manages project planning, budgeting, scheduling, subcontractor coordination, contract administration, quality control, and client relationships while providing leadership to Project Engineers, Superintendents, subcontractors, and project stakeholders.

Duties / Responsibilities

• Provide leadership to project teams and maintain a positive, collaborative work environment.
• Manage projects using established company controls, procedures, and best practices.
• Oversee project planning, scheduling, budgeting, forecasting, cost control, and overall financial performance.
• Perform constructability reviews and coordinate project activities to support successful execution.
• Communicate with owners, architects, engineers, consultants, and subcontractors regarding project scope, risks, schedules, budgets, quality expectations, and change management.
• Manage subcontractor and vendor procurement, contract negotiations, project buyout activities, and material acquisitions.
• Administer owner contracts, subcontracts, purchase orders, and project documentation.
• Manage project billing, subcontractor pay applications, cost reporting, forecasting, and change order processes.
• Identify project risks and implement mitigation strategies related to safety, quality, schedule, financial performance, and contractual obligations.
• Coordinate preconstruction planning, permitting, scheduling, logistics, and project startup activities.
• Maintain project schedules and implement recovery plans when required to achieve project milestones.
• Ensure compliance with applicable contract requirements, federal regulations, quality standards, and company policies.
• Provide leadership in the areas of safety, quality assurance, and risk management while supporting project audits and inspections.
• Maintain the Quality Control/Quality Assurance Program, including submittal reviews, shop drawing coordination, and project closeout activities.
• Attend project meetings, site visits, client meetings, and business development activities as required.
• Support estimating, proposal development, and pursuit activities for new projects.
• Mentor and develop Project Engineers and support staff while partnering with Superintendents to achieve project objectives.
• Prepare monthly project reports including financial status, schedule updates, safety metrics, risk assessments, and project forecasts.
• Support future projects and company growth throughout the region.
• This position has the potential to develop into a broader regional leadership role as our project portfolio expands. Future opportunities may include responsibility for projects throughout Arkansas, Texas, Louisiana, and surrounding markets.

Experience / Education

• Minimum of approximately 3 years of relevant construction project management experience; 5 years strongly preferred.
• Bachelor’s degree in construction management, Engineering, Architecture, Business Management, or related field preferred. (Equivalent combinations of education and experience may be considered).
• Experience managing project budgets, schedules, subcontractors, and client relationships.
• Federal construction experience preferred.
• Willingness to travel periodically as project requirements dictate.
• Federal construction experience is beneficial.
• Candidates located in or willing to establish a home base in the Fayetteville area are preferred.

Knowledge, Skills & Abilities

• Strong leadership, organizational, financial, and communication skills.
• Ability to manage multiple projects and priorities in a fast-paced environment.
• Working knowledge of construction methods, scheduling, contract administration, budgeting, and risk management.
• Ability to build and maintain strong client and subcontractor relationships.
• Proficiency with Procore and Microsoft Office Suite required.
• Experience with Primavera P6, Microsoft Project, Bluebeam, and Procore Construction Cloud preferred.

Travel Requirements

• Periodic travel required

Physical Demands & Work Environment

• Work is performed in office and active construction-site environments.
• Regular use of computers and standard office equipment is required, along with periodic standing, walking, and movement throughout project sites.
• Site visits may require use of personal protective equipment (PPE) and navigation of typical construction-site conditions.
• Must be able to walk active jobsites, climb ladders, navigate uneven terrain, and comply with all required safety and PPE requirements.

Pay: $110,000.00 - $130,000.00 per year
