We are seeking a dependable and skilled Superintendent to oversee the daily maintenance and operations of a 52-unit apartment complex. This full-time, hands-on role includes routine maintenance, emergency response, unit turnovers, and ensuring the property remains clean, safe, and welcoming for residents. We offer an on-site apartment for personal use as part of the compensation package, with a corresponding salary adjustment.
The ideal candidate is experienced, self-motivated, and committed to providing excellent service to our residents, with strong communication and time-management skills.
Key Responsibilities
Maintenance & Repairs
- Perform routine repairs on plumbing, electrical, HVAC units, appliances, doors, windows, and lighting.
- Diagnose and resolve issues with building systems promptly and efficiently.
- Conduct regular inspections and complete preventive maintenance to reduce major repairs.
- Respond to resident maintenance requests quickly, professionally, and with a customer-service mindset.
Unit Turnovers & Property Upkeep
- Prepare units for new residents, including painting, installing or replacing vanities, flooring (tile and LVT), minor renovations, and ensuring full functionality.
- Maintain cleanliness and safety of property grounds and common areas.
- Identify safety hazards and ensure compliance with building codes and safety regulations.
Administration & Coordination
- Maintain accurate records of repairs, inspections, work orders, and inventory.
- Manage tools, materials, and maintenance supplies.
- Coordinate with contractors and vendors for specialized work and larger projects.
Qualifications
- High school diploma or equivalent
- Proven maintenance experience, preferably in multifamily residential settings
- Skilled in plumbing, electrical, HVAC, carpentry, and general building systems
- Hands-on experience with unit turnovers, painting, tiling, and flooring installation
- Strong problem-solving, communication, and time-management skills
- Knowledge of safety procedures and code compliance
- Ability to work independently and interact professionally with residents
- Physically able to perform hands-on maintenance, including lifting and outdoor work
- HVAC certified
- Availability for after-hours emergency calls
