This position is for Queen City Apartments a 314 unit portfolio scattered across the eastern end of Cincinnati.
A Property Manager plays a critical role in property management, serving as the primary liaison between all stakeholders. The ideal candidate will possess excellent communication skills, problem-solving abilities, and a customer-first approach to maintaining and enhancing residential community experiences. The Property Manager is responsible for controlling and planning the day-to-day operations of the asset. They are also responsible for the implementation of company policies and procedures and programs that will assure a well-managed, well-maintained property within established management operations and assuring compliance with all regulatory agencies and investors.
Key Responsibilities:
1. Resident Management
- Serve as the primary point of contact for resident inquiries, concerns, and maintenance requests
- Respond to communication promptly and professionally, ensuring high levels of resident satisfaction
- Conduct move-in and move-out inspections
- Manage resident complaints and conflict resolution effectively
-Strive to achieve the established budget for each fiscal year
- All leases must be fully signed and money paid prior to the issuance of property keys and access codes
- Customarily and regularly directs the work of a minimum of two full-time team member
- Responsible for monitoring and evaluating team members’ performance and have primary authority for providing recommendations such as to hiring, firing, promotion and other changes of status of team members within the property
- Provide mentoring and training to enhance employee value
- Provide quick and decisive disciplinary action when required
- Monitor, record and ensure accurate time reporting
- Complete monthly task specifically listed on the “Managers Master Calander”
2. Property Maintenance and Operations:
- Coordinate routine and emergency maintenance repairs
- Conduct monthly property inspections to ensure properties meet quality standards
- Manage vendor relationships and oversee contractor performance
- Conduct business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other federal, state and local laws pertaining to Multi-Family Housing
3. Leasing and Marketing:
- Conduct property tours for potential residents
- Screen and process rental applications
- Manage lease agreements and renewals
- Develop and implement marketing strategies to attract and retain residents
- Monthly market surveys
- Ensure that all advertising is updated with specials, pricing, photography, etc.
- Ensure all social media platforms approved by company are updated daily
- Ensure property software platform is updated daily
- Conduct leasing office, property walk path, model unit to ensure its presentable to customers
- Advertise available or coming available units on company approved advertising sites
4. Financial Management:
- Oversee or assist in rent collection and tracking
- Ensure all means of collection efforts are completed daily
- File evictions for non-payment monthly, and attend court proceedings
- Prepare monthly financial reports, including monthly variance notes and reclass/accruals
- Manage and develop property budgets
- Track and report on key performance indicators
- Perform work within budgeted guidelines. Anything outside of budget would need Supervisor approval
5. Administrative Duties:
- Maintain accurate and up-to-date resident records
- Manage communication across multiple platforms
- Organize and attend community events
- Generate weekly, monthly and quarterly reports
- Conduct weekly meetings with Supervisor and Ownership
Qualifications:
- High School Diploma
- 2-3 years of experience in property management
- Strong communication and interpersonal skills
- Proficiency in property management software
- Excellent organizational and multitasking abilities
- Problem-solving and conflict resolution skills
- Basic understanding of real estate laws and regulations
- Excellent customer service orientation
- Valid driver's license
Technical Skills:
- Proficient in Microsoft Office Suite
- Experience with property management software
- Basic understanding of digital marketing tools, and social media platforms
- Proficient computer skills
- Comfortable with virtual communication platforms

Job Type: Full-time
Base Pay: $65,000.00 - $70,000.00 per year
