JOB SUMMARY:
- This will be for 310 Apartment Units scattered around great part of Cincinnati OH.
The Maintenance Technician is responsible for performing routine and emergency maintenance and repair work on our residential properties, ensuring the safety, functionality, and aesthetic quality of the property's infrastructure and systems.
1. Key Responsibilities
- Respond to work orders promptly and professionally, ensuring high levels of resident satisfaction
- Responsible for making vacant units ready for the new move ins. This can include but not limited to Drywall Repair, Painting, Electrical, Plumbing, Maintenance, etc.
- Perform daily repairs on electrical, plumbing, carpentry, and mechanical systems
- Have a working knowledge of HVAC systems and be able to maintain and/or make basic repairs.
- Conduct minor renovations and cosmetic repairs
- Installation of appliances, troubleshooting and repairs.
- Drywall and texturing
- Maintain common areas and grounds
- Communicate with residents and your supervisor if repairs are going to take longer than anticipated.
- Ensure all completed service requests are closed in the system at the end of each business day.
- Follow preventative maintenance schedule
2. Safety and Compliance
- Ensure all maintenance work meets local and state building codes and safety regulations
- Perform safety inspections and address potential hazards
- Maintain proper safety protocols and use appropriate personal protective equipment
- Keep tools and equipment in good working condition
3. Property Upkeep
- Assist with landscaping and exterior maintenance as needed
- Perform seasonal maintenance tasks
- Meet with external contractors for specialized repair work
- Assist with the make ready process which could include painting and maintenance as efficient and cost effective as possible.

Qualifications:
- High school diploma or equivalent
- 2 years of maintenance experience in residential or commercial properties
- Valid driver's license
- Reliable transportation
- Strong knowledge of building systems and repair techniques
- Proficiency with hand and power tools
- Basic computer skills for reporting and documentation
Physical Requirements:
- Ability to stand, walk, and move around job sites
- Physical stamina and ability to lift up to 50 pounds
- Capable of climbing ladders and working in confined spaces
- Must be able to lift and carry equipment and materials
- Comfortable working in various weather conditions Work Environment:
- Must be available for any after-hours emergency response to work orders on a rotating schedule
- Indoor and outdoor maintenance work performed in various weather conditions
- Travel between multiple properties depending on your assigned property
Job Type: Full-time
Pay: $21.00 - $24.00 per hour
