What are the responsibilities and job description for the Property Management Admin (Rent Specialist) position at Bloomin Brands?
As a member of the Asset Management Team, the Property Management Admin (Rent Specialist) is responsible for certain tasks relative to rental and vendor management. This role is hybrid (onsite 3 days/week) and candidates must be local to the Tampa Bay area.
ESSENTIAL DUTIES
Data Validation and Export of Monthly Rent from Lucernex- Weekly Lucernex exports for other approved invoices and communication to applicable teams.
- Lucernex updates - sales tax and variable expense data entry
- Research Rent Defaults - LL Disputes - failure to pay/money due notices
- Research and Reconciliation of Landlord Statements
- Negotiate dispute settlements as it relates to Rent/Payment disputes
- Perform Lucernex testing and validation process as it relates to routine system upgrades/enhancements and maintain audit records
- Set up of Vendor Forms
- Set up and validation for any ACH Rent payments
- Communicate/correspond with Landlords and third parties regarding Rent/Payment concerns.
- Review and interpret lease/property documents
- Identify and report discrepancies in Lucernex
- Establish and maintain strong relationships with Landlords
- Provide support/service to field/internal team members as it relates to rent, payment, and vendor concerns
REQUIREMENTS:
Experience/Skills:
- 3 years relevant experience in commercial real estate lease administration and/or related accounting
- Must be intuitive to appropriately assess and analyze risk, with strong problem solving/analytical skills to develop action plans to mitigate adverse impact to BBI
- High numerical aptitude
- Strong interpersonal skills
- Strong Microsoft Office skills including Word, Excel, PowerPoint, and Outlook required
- Strong written and verbal communication and organizational skills with attention to detail and follow up
- Ability to prioritize and complete multiple tasks and work well under pressure in a fast-paced environment
- Self- starter with ability to adapt and interact professionally with all levels of management
- Strong customer service aptitude and team building skills
- Experience with SAP and Lucernex software a plus
- Strong ability to self-manage
Education:
- Minimum of High School Diploma required, Associate degree or higher preferred
Salary : $46,300 - $58,600
