Commercial Real Estate Portfolio Manager

Full-time | Kansas City metropolitan area

Block Asset Management is seeking an experienced commercial real estate Portfolio Manager who gets things done, has a bias for action, is comfortable picking up the phone, can read and understand a commercial lease, understands property-level financials, and keeps matters moving until they are completed.

What You Will Do

• Serve as the primary management contact for assigned property owners and tenants.
• Maintain a clear action list with a responsible party, next step, and deadline for every open matter.
• Address tenant, vendor, collection, and operational issues directly.
• Read the lease before taking a position or making a recommendation.
• Review operating statements, budgets, rent rolls, receivables, expenses, and CAM reconciliations.
• Identify financial and operational problems early and communicate them clearly.
• Lead collection efforts and address tenant defaults in coordination with Accounting and legal counsel.
• Complete regular property inspections and ensure identified issues are resolved.
• Obtain proposals, secure required approvals, monitor work, and confirm completion.
• Give owners concise updates that explain the issue, recommendation, decision needed, and next step.
• Work closely with an Operations Specialist while remaining accountable for portfolio results.
• Take direction, translate it into action, and follow through without repeated reminders.
• Use sound judgment and obtain approval before committing ownership to spending, payment arrangements, lease terms, settlements, or schedules.

What We Are Looking For

• At least five years of commercial real estate property management experience.
• Experience managing a multi-property or multi-tenant commercial portfolio.
• Ability to read and interpret commercial leases.
• Ability to understand and explain property financial statements, budgets, receivables, expenses, and variances.
• Experience working directly with commercial property owners, investors, and tenants.
• Confidence handling collections, defaults, difficult conversations, and competing deadlines.
• Strong written and verbal communication.
• Organized, responsive, accountable, and driven to close the loop.
• Comfortable receiving direction and adjusting course when needed.
• Valid driver’s license, reliable transportation, and ability to visit properties throughout the Kansas City area.

Licensing Requirement

Candidates must hold active Kansas or Missouri real estate license, or be capable of obtain within 45 days of their start date.

Systems Experience

Experience with RealPage, ID Plans, ID Inspect, ID Tenant, or comparable commercial property-management systems is helpful but not required.

• Are uncomfortable having difficult conversations.
• Need repeated reminders to follow up.
• Routinely hand matters off without confirming completion.
• Cannot explain basic property financials.
• Have only residential, HOA, leasing, or facilities experience without meaningful commercial portfolio responsibility.
