Position Title: Assistant Property ManagerBKM Management Company is a growing firm and we are looking for driven, entrepreneurial professionals that want to grow with us and are passionate about their work. The Assistant Property Manager is responsible for assisting in all areas defined as a part of the Assistant Property Manager job description. The Assistant Property Manager should be capable of managing the property in the absence of the Senior Property Manager. This includes being able to perform all managerial functions which are included in the Senior Property Manager’s job description, or as directed by the Senior Property Manager. Primary responsibilities include supporting the Senior Property Manager in ensuring client facilities generate a satisfactory cash flow, maintaining the property in accordance with client standards and requirements, and preserving customer satisfaction. The position is required to work 100% in-office at least 5-days a week. The office is currently located near Signal Hill, California.Salary: $60,000 - $70,000 Essential Functions:Administrative Duties:Complete a broad variety of administrative tasks for the officePrepare various documents using Excel and WordEnsure general office organization, filing, and scanning supportSupport the property team with various ad-hoc projectsAct as Receptionist by answering and directing phone callsCode and submit invoices daily through AVID/Yardi accounts payable systemAssistant Property Management Duties:Weekly collections follow up on delinquent accountsTwice per month accounts receivable and collections reporting to senior PM team and corporate team with detailed notesRespond to tenant work orders and ensure they are completed timelyComplete tenant billbacks monthly and submit them to the Property Manager/Senior Property Manager for approval prior to processing them in the accounting systemSet up job codes and input capital contracts for unit rollovers and other property management driven capital projects in YardiReview and complete all assigned tasks in ASANAPrepare vendor contracts and cancellationsProcess new vendor set upsDraft and complete contracts in DocuSign for new contracts if vendor is not a Master Vendor or if the contract amount exceeds $15,000Maintain tenant information databaseMaintain “Critical Dates” report which lists all tenant anniversaries, lease expirations, options, rent increase dates, etc.Assist with preparation of annual operating budgets and reports for each propertyAssist with preparation of annual operating expense reconciliationsThe Qualifiers:Bachelor’s degree in real estate or other business discipline preferred3-5 years of work experience in a property management role within commercial real estateExcellent written and oral communication skillsAbility to speak and write diplomatically Strong organizational and administrative skills with a keen attention to detailStrong computer skills including Microsoft Office systemMotivated and results-driven with strong work ethicExercise discretion and independent judgementYardi/AVID experience a plusPerks:Competitive Pay BonusMedical, Dental, Vision, Short/Long Term Disability, Pet, and Life InsurancePaid Time Off Holiday Pay401k Plan Company MatchProfessional Development Resources Fun Work Vibe (team-building events, company training opportunities, employee engagement and much more!)
