- Create and send lender and replacement reserve draws to ownership, ensuring all supporting documentation is verified for accuracy.
- Develop formal contract documents for awarded projects and manage the administrative execution process.
- Upload approved contracts into Entrata for corporate tracking, compliance monitoring, and financial integration.
- Process, review, and upload invoice submissions from vendors for all CAPEX, construction, and interior renovation projects.
- Assist vendors with specific corrections needed to pay submission documents to ensure seamless and timely payment cycles.
- Create AP invoice summaries to identify and resolve aging invoices where payment escalation or troubleshooting is required.
- Collaborate with operations leadership on operating and capital budgets to monitor performance metrics and budget adherence.
- Prepare and present detailed performance, budget, and project status reports to senior leadership and ownership stakeholders.
- Align construction timelines with property operations to minimize unit downtime and maximize overall community ROI.
- Utilize thorough knowledge of construction techniques and operational data to derive the most efficient methods for completing complex project tasks.
- Monitor project performance metrics, including quality, safety, and budget adherence, to provide early forecasting of potential project outcomes.
