Overview

We are seeking a dynamic and experienced Senior Property Manager to lead the management of our Apartment Community with enthusiasm and professionalism. In this pivotal role, you will oversee daily operations, foster positive tenant relationships, ensure compliance with housing regulations, and drive property performance. Responsibilities

  • Manage all aspects of property operations, including leasing, rent collection, maintenance coordination, and tenant relations
  • Oversee property leasing activities, including marketing strategies, upselling units, and conducting tours to attract prospective residents
  • Ensure compliance with Fair Housing regulations, Section 8 programs, LIHTC (Low-Income Housing Tax Credit), and other relevant legal requirements
  • Utilize property management software such as Rent Manager and OneSite to maintain accurate data entry, financial records, and reporting
  • Coordinate property maintenance and facilities management to uphold safety standards and enhance resident satisfaction
  • Handle legal administrative tasks related to lease agreements, contracts, conflict management, and legal notices
  • Foster excellent customer service by addressing resident inquiries promptly via phone or in person and maintaining positive relationships through effective customer relationship management techniques
  • Conduct regular inspections and oversee property upkeep to ensure a safe and attractive environment
  • Collaborate with leasing agents and sales teams to maximize occupancy rates through strategic upselling and promotional efforts
  • Commitment to adherence and enforcement of Denizen Management policies and procedures.

Skills

  • Proven experience in property management with a focus on residential communities
  • Able to create a "TEAM" atmosphere with staff
  • Strong knowledge of and assurance of full compliance with local, state, and federal Fair Housing laws.
  • Familiarity with facilities management practices related to property maintenance and safety standards
  • Proficiency in property management software such as Rent Manager, OneSite, and ILL platforms
  • Oversee rent collection processes, ensuring a delinquency rate below 3%.
  • Coordinate with vendors to ensure competitive pricing and verify quality of completed work.
  • Manage all aspects of Accounts Payable efficiently.
  • Supervise maintenance requests and timely turnover of apartment units.
  • Facilitate daily Huddle meetings with staff.
  • Additional responsibilities as assigned by upper management.
  • Ability to handle multiple priorities efficiently while maintaining attention to detail in a fast-paced environment

Minimum Job Requirements

  • High School Diploma required; college degree strongly preferred.
  • 3-5 years of experience in property management or a related field.
  • Ability to travel for meetings and training.
  • Proficiency in Microsoft Office Suite and adaptability to new software systems including Rent Manager.
  • Background check and drug screening required
  • Valid driver's license, reliable transportation, and current auto insurance.
  • Ownership of a smartphone for mobile management tasks.

Pay: $58, $61,000.00 per year
