Our client is an established high-end custom residential builder with a reputation for delivering exceptional homes and estates with a strong focus on craftsmanship, quality, and client experience.

The company is expanding its presence in the Las Vegas market and has several luxury residential projects underway and in development. Due to continued growth, they are seeking an experienced Project Manager to join their team.

Position Overview

The Project Manager will oversee high-end custom residential projects from preconstruction through completion, coordinating budgets, schedules, subcontractors, vendors, design teams, field operations, and client communication.

The ideal candidate understands the organization, attention to detail, communication, and level of execution required to successfully deliver complex luxury homes.

Essential Job Functions

• Manage high-end custom residential projects from planning and preconstruction through project closeout.
• Develop and maintain project budgets, schedules, timelines, and documentation.
• Manage contracts, change orders, cost tracking, and other project-related documentation.
• Coordinate closely with Superintendents, architects, designers, subcontractors, vendors, and clients.
• Monitor project progress to ensure schedule, budget, quality, and client expectations are being met.
• Conduct regular site visits and work closely with field leadership to resolve issues and maintain project momentum.
• Manage subcontractor and vendor coordination, procurement, and project requirements.
• Communicate proactively with clients and project stakeholders regarding progress, decisions, changes, and potential issues.
• Review plans, specifications, and project details to identify conflicts before they impact construction.
• Ensure projects meet company quality standards and applicable building and safety requirements.
• Manage project closeout, including punch lists, final inspections, documentation, and warranty coordination.

Required Skills & Experience

• Experience managing high-end or luxury custom residential construction projects.
• Strong knowledge of residential construction methods, sequencing, plans, specifications, and trade coordination.
• Experience managing project budgets, including cost-plus projects and change orders.
• Strong scheduling and project-planning capabilities.
• Experience collaborating with architects, designers, subcontractors, vendors, and field teams.
• Excellent client-facing communication and relationship-management skills.
• Strong organizational, time-management, and problem-solving skills.
• Experience with construction/project-management technology; familiarity with Microsoft Project, Bluebeam, Procore, and Microsoft Office is preferred.
• Ability to operate effectively in a fast-paced, high-expectation luxury construction environment.
• Valid driver's license and ability to travel to local project sites.

Compensation & Benefits

Base Salary: $95,000–$140,000, depending on experience.
