We are seeking a licensed Texas Professional Home Inspector to perform residential inspections as an independent contractor. This is a 1099 position offering schedule flexibility and per-inspection compensation. Inspectors operate independently while delivering thorough, professional evaluations in accordance with Texas Real Estate Commission (TREC) Standards of Practice.
Responsibilities
- Conduct residential inspections of single-family homes, condominiums, and townhouses in compliance with TREC Standards of Practice and applicable Texas regulations.
- Evaluate major property systems and components, including:
- Structural systems and foundations
- Roofing and exterior components
- Plumbing, electrical, and HVAC systems
- Attics, insulation, ventilation, and interior components
- Identify material defects, safety hazards, and conditions requiring maintenance or further evaluation.
- Document findings using clear narratives and digital photographs.
- Prepare and deliver professional inspection reports within 24 hours of the inspection.
- Communicate inspection findings to clients in a clear, professional manner and respond to client questions.
- Maintain an active Texas Professional Inspector license and complete all required TREC continuing education.
Qualifications
- Active Texas Professional Home Inspector license in good standing with TREC.
- Prior experience performing residential home inspections or a background in construction, engineering, or building trades.
- Working knowledge of Texas residential construction practices and common regional conditions.
- Strong written and verbal communication skills.
- Ability to work independently, manage time effectively, and meet report deadlines.
- Reliable transportation and willingness to travel within assigned service areas.
Independent Contractor Status (1099)
- This position is classified as an independent contractor (1099) role.
- Inspector is responsible for:
- Maintaining required licensing and insurance
- Providing own vehicle, tools, and inspection equipment
- Managing personal tax obligations and business expenses
Compensation
- Per-inspection pay, competitive with Texas market rates
