- Procurement Strategy & Cost Management
- Develop and execute company-wide purchasing strategies to support multiple projects and product types
- Establish standardized material packages, base specifications, and preferred product selections
- Lead negotiation of master supply agreements (MSAs), volume pricing, and long-term pricing locks
- Identify value-engineering and alternate material options while maintaining design intent and quality
- Monitor market pricing trends, supply chain risks, and material availability
- Vendor & Supplier Management
- Build and maintain strong relationships with manufacturers, distributors, and key suppliers
- Manage approved vendor lists (AVL) and supplier performance standards
- Evaluate vendors based on pricing, lead time, reliability, quality, and service
- Resolve major procurement issues, shortages, and delivery risks in coordination with project teams
- Project & Cross-Functional Support
- Coordinate with Development, Design, Construction Management, and Finance teams to align procurement with project milestones
- Support project budgeting and bid-phase pricing validation
- Enforce procurement discipline following design freeze and approved specifications
- Assist in managing material-related change impacts from a cost and schedule perspective
- Process, Systems & Controls
- Establish and maintain purchasing policies, approval workflows, and authorization limits
- Implement and optimize procurement tracking within ERP/accounting systems (e.g., Sage)
- Standardize material naming, cost codes, and reporting structures
- Track procurement KPIs including cost savings, on-time delivery, and pricing variance
- Team Leadership
- Lead and develop the purchasing team, including buyers and purchasing managers
- Define clear roles, performance metrics, and accountability
- Promote cross-project coordination to reduce redundancy and improve buying leverage.
- Bachelor’s degree in Construction Management, Business, Supply Chain, or a related field
- Minimum of 8 years of purchasing or procurement experience within residential development or builder-focused construction environments
- Proven experience negotiating supplier agreements and managing large material budgets
- Strong understanding of residential construction materials and Bay Area supply markets
- Experience working in a developer-builder or owner-rep environment preferred
- Proficiency with ERP or accounting systems (Sage experience a plus)
- Strong negotiation, analytical, and leadership skills
