Work Schedule: Monday - Friday, 8:00 A.M. - 5:00 P.M.

POSITION SUMMARY: The Facilities Specialist is responsible for maintaining and overseeing the organization's buildings, grounds, and equipment to ensure a safe, functional, and well-maintained work environment. This role manages facility operations, coordinates preventive maintenance, and ensures compliance with all applicable safety regulations and building standards. Key responsibilities include inspecting and maintaining building systems such as electrical, plumbing, HVAC, and landscaping; coordinating routine maintenance and emergency repairs; and managing relationships with contractors and service providers, including negotiating service agreements. The Facilities Specialist also plans and oversees facility renovations, upgrades, and improvement projects.

In addition, the Facilities Specialist works closely with building occupants and security personnel to support daily operations, schedules janitorial services to maintain a clean and professional workplace, monitors facility maintenance costs, and recommends cost-effective solutions and process improvements to enhance operational efficiency.

ESSENTIAL FUNCTIONS: (The following duties and responsibilities are all essential job functions, as defined by the ADA, except for those that begin with the word “May.”)

• Arranging and qualifying cleaning and maintenance tasks to service providers.
• Monitoring the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots and outdoor recreation spaces.
• Scheduling routine inspections and emergency repairs with outside vendors.
• Ensuring proper security measures for the workplace, including collaborating with security system vendors.
• Maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders.
• Creating reports on maintenance, repairs, safety and other occurrences for supervisors and other relevant staff, coordinating and delegating to local personnel.
• Preparing facilities for changing weather conditions.
• Collaborating with building owners and upper management on budgeting for facilities needs.
• Performs other duties as assigned to assist with successful operations and business continuity.

POSITION REQUIREMENTS

• Must be legally authorized to work in the United States without the need for sponsorship.
• Must be at least 18 years of age or older.
• Successfully passes all applicable general pre-employment testing including but not limited to: background check, pre-employment drug screening, pre-employment fit tests, pre-employment aptitude and/or competency assessment(s).
• Daily overtime required and in person, predictable attendance in The Woodlands, TX.
• Valid U.S. Driver’s License required. Most employment is contingent upon meeting company driving standards, including 3 year U.S. driving history and an acceptable Motor Vehicle Record (MVR) in accordance with Company policy.

EDUCATION/EXPERIENCE LEVEL

• U.S. High School Diploma or GED.
• 1 year of on-the-job training from previous, related roles in a relative industry.
