Betts Real Estate Maintenance Group is seeking a skilled and dedicated Maintenance Professional for a part‑time position in Gretna, Nebraska and the surrounding area. About the roleAs a part‑time Maintenance Professional, you’ll help ensure the safety, functionality, and cleanliness of our residential and commercial properties. You’ll perform a variety of maintenance tasks, repairs, and inspections to keep our buildings and grounds in good condition, typically working up to 25 hours per week.
Responsibilities- Conduct routine inspections of properties to identify maintenance needs, safety hazards, and cleanliness issues.
- Troubleshoot and resolve maintenance problems in a timely and efficient manner, including fast response during emergencies.
- Respond to tenant requests for repairs or maintenance and ensure timely, professional resolution.
- Use strong forethought to notice and address other repair needs that are not documented on work orders.
- Implement and follow preventive maintenance schedules when possible within your schedule.
- Perform basic maintenance tasks including HVAC, plumbing, electrical, painting, cleaning, and general repairs.
- Manage and coordinate third‑party vendors as needed, including obtaining bids and overseeing trade work.
- Maintain accurate records in AppFolio, including work orders, follow‑ups, deliveries, repairs, and credit card receipts.
- Coordinate property make‑readies from start to finish within your assigned hours.
- Order tools, equipment, and supplies as needed while maintaining an accurate inventory.
- Ensure compliance with all applicable codes, regulations, safety standards, and always adhere to Fair Housing Regulations.
- Maintain a clean and organized work environment, including the company maintenance van, and handle basic upkeep of the van.
- Work in all climates and in multi‑story buildings across various property locations.
- Be available for occasional work outside normal hours when emergencies or urgent business needs arise, within your agreed‑upon weekly limit.
- Strong technical background with excellent problem‑solving and troubleshooting skills.
- Demonstrated ability to meet deadlines and follow up to ensure tasks are completed effectively.
- High school diploma or equivalent.
- Proven experience in maintenance or a related field.
- Strong knowledge of building systems, including HVAC, plumbing, and electrical.
- Proficiency with hand and power tools.
- Proven forethought thinking and proactive mindset—able to anticipate issues before they become larger problems.
- Ability to work independently and manage multiple tasks within a part‑time schedule.
- Strong attention to detail and ability to follow instructions.
- Good communication and interpersonal skills when working with tenants, team members, and vendors.
- Physical stamina and ability to perform manual labor as required.
- Valid driver’s license and clean driving record.
- Ability to pass a pre‑screening background check and drug test.
- Availability to work up to 25 hours per week, with flexibility for occasional emergency or business‑critical hours.
- Pay based on experience for a part‑time schedule.
