Position Summary
The Marketing Manager for the Property Management Division provides strategic leadership for portfolio-wide property marketing efforts that support occupancy, asset performance, and resident engagement. This role is responsible for setting direction, establishing standards, and driving consistent execution across all property marketing channels while partnering closely with Property Operations, Leasing, Community Engagement, and External Affairs.
This position is portfolio-focused and strategic in nature, translating organizational brand standards into effective property-level marketing strategies that are data-informed, scalable, and aligned with BHC’s mission and operational priorities.
Primary Duties
Portfolio Marketing Strategy, Digital Presence & Reputation
- Set and manage the portfolio-wide property marketing strategy to support leasing performance, occupancy stability, and long-term asset goals.
- Oversee digital marketing and lead-generation strategies, ensuring efficient use of resources and measurable performance outcomes.
- Establish direction and standards for property websites, listings, and overall digital curb appeal.
- Provide strategic oversight of social media and online reputation management at the property level.
- Analyze market conditions, competitive positioning, and performance trends to inform strategic recommendations.
Brand Execution & Property-Level Communications
- Execute and operationalize BHC’s established brand standards across all property marketing and communications.
- Partner with External Affairs, which sets brand strategy and standards, to ensure property-level marketing aligns with approved messaging, voice, and visual identity.
- Translate organizational brand guidance into effective, property-specific marketing strategies that support leasing, occupancy, and resident engagement goals.
- Ensure consistent application of brand standards across property websites, digital listings, signage, marketing materials, and resident communications.
- Provide guidance, tools, and frameworks to property teams to support accurate and consistent brand execution.
- Identify gaps or risks in brand application within the property portfolio and address them through coordination with External Affairs and Property Operations.
Portfolio Support, Launches & Performance Improvement
- Lead marketing readiness and execution for new acquisitions, lease-ups, and property transitions.
- Partner with Property Operations and Leasing leadership to support underperforming properties with targeted, data-driven marketing approaches.
- Provide strategic input and recommendations to senior leadership related to portfolio marketing performance.
- Support leadership planning, reporting, and presentations with clear insights and analysis.
Analytics & Continuous Improvement
- Define and monitor success metrics for portfolio marketing initiatives.
- Translate data into actionable recommendations and continuous improvement strategies.
- Stay informed on property management and housing marketing trends to ensure relevance and effectiveness.
- All other duties as assigned by management.
Minimum Educational & Experience Requirements
- Bachelor’s degree in Marketing, Communications, Business, or a related field, or equivalent professional experience.
- 5 years of progressive marketing experience, preferably in property management, real estate, housing, or a mission-driven environment.
- Demonstrated experience managing portfolio-level strategies and influencing cross-functional partners.
- Strong analytical, communication, and strategic planning skills.
- Ability to balance brand compliance with performance-driven property marketing needs.
Minimum Skill Requirements
- Experience in affordable housing, multifamily housing, or community-focused real estate portfolios.
- Familiarity with property management systems (PMS), CRMs, and marketing analytics tools.
- Experience supporting acquisitions, lease-ups, or multi-site portfolios.
- Comfort presenting insights and recommendations to senior leadership.
