JOB DESCRIPTION

 

Job Summary: The Maintenance department performs preventive maintenance in the programmatic way on the mechanical equipment used inside and outside the building. Work performed by the maintenance department assures the physical comfort and safety of the residents and staff.

Hours worked:  As scheduled.

Job Relationships:

  1. Reports to: Environmental Services Director
  2. Secondary reporting to: Sunrise Housing Manager and Assisted Living Coordinator, Centennial Square, Bethesda Grand
  3. Internal Relationships: Nursing department, Dietary department, Housekeeping department, Activity department, Volunteer staff, Office staff, Laundry staff, and residents and/or family members.
  4. External Relationships: Service providers, vendors, contracted service providers

Hours of Work: 6:30 a.m. to 3:00 p.m.; 8:00 a.m. to 4:30 p.m.; 6:30 a.m. to 11:30 a.m. on Sundays, On-call as scheduled on weekends, and on-call during the week as scheduled.

Dress Code: Uniform of polo shirt and employee identification badge.

Essential Requirements of Work:

  1. Ability to read and decipher repair part instructions in parts catalog.
  2. Able to order parts and restock inventory.
  3. Basic knowledge of heating and air conditioning systems.
  4. Mechanically inclined.
  5. Knowledge of general plant equipment and operation.
  6. Familiar with basic tools, machines, and their various applications.
  7. Possess a general understanding of plumbing, electrical, and mechanical functions.
  8. Able to work and cooperate with other employees.
  9. Maintain a cheerful disposition and service outlook despite frequent interruptions in work.
  10. Must be able to read, write and follow directions.
  11. Possess or willingness to work toward boilers license.
  12. Possess a Minnesota driver’s license.
  13. Ability to drive motor vehicles.

Knowledge, Skills, and Ability for full performance:

  1. Current boilers license.
  2. Thorough understanding of operations and equipment in both buildings.

Physical Demands of the Job:

  1. Lift weights of 50-70 pounds frequently.
  2. Repeated bending, squatting, and stooping.
  3. Prolonged walking and standing.
  4. Prolonged climbing rungs and step ladders.
  5. Occasional pushing/pulling movements of weights up to 100 pounds.
  6. Working both inside and outside the building. Outside may involve temperature extremes.

Mental Demands of the Job:

  1. Working with frequent interruptions.
  2. Ability to prioritize requests.
  3. Ability to manage a preventive maintenance program.
  4. Ability to communicate in a non-defensive fashion.

  1. Doing work orders for residents to brighten up their day.
  2. Working with other staff members from the maintenance department or any department to fix equipment related problems or space related problems, building good relationships between departments.
  3. Smooth functioning of equipment with few interruptions of service.
  4. Well maintained building and grounds – generating a positive public appeal.

Negative Impact of Work:

  1. By not following the preventive maintenance program on the equipment. A major breakdown could occur and cause undo hardship on residents and staff.
  2. Poor maintenance of building and grounds would create a negative image and a less attractive environment.
  3. Lack of cooperation could generate negative feelings among another staff.

Principle Job Responsibilities:

Responsibility: Maintain and monitor heating systems.

Tasks:

  1. Blow down daily.
  2. Complete tear down for inspection.
  3. Do light replacements and repairs.
  4. Check all pumps daily on preventive maintenance program.
  5. Check radiator traps as needed.
  6. Monitor thermostatic controls calibrating room controls as needed for each resident.
  7. Maintain and monitor heating, cooling, and ventilating systems.

Responsibility: Maintain ventilation system and ducts.

Tasks:

  1. Provide preventive maintenance on a regular scheduled basis.
  2. Vacuum and wash fans.
  3. Replace and clean filters.
  4. Service air conditioning condensers and compressors on the regularly scheduled preventive maintenance program.

Responsibility: Maintain building interior.

Tasks:

  1. Paint all walls in all rooms, halls, and bathrooms as needed.
  2. Replace floor tile in rooms, halls, and bathrooms as needed.
  3. Change light bulbs.
  4. Repair, tighten, adjust beds, wheelchairs, etc. as outlined in the preventive maintenance program.
  5. Remove garbage ever morning.
  6. Clean garbage room and cans weekly.
  7. Pick up dri-pride and restock dri-pride.
  8. Check maintenance request books daily and comply with requests in a scheduled fashion. Inform staff when requests will be done.
  9. Repair or replace call lights in resident’s rooms as soon as possible.
  10. Keep shop and working area clean and safe.
  11. Maintain and control duct system, exhausting the exhaust and fresh air through the preventive maintenance program daily check list, clean and adjust as needed.
  12. Monitor hot water generating system and hot water heaters. Check pumps and temperatures daily. Check storage tank temperatures daily. Adjust boiler controls to meet regulations.

Responsibility: Maintain building exterior and roof.

Tasks:

  1. Monitor condition and make minor repairs to roofing valley, flashing, gutter, and downspouts.
  2. Visually inspect building exterior for damage, wear, and deterioration, including walls, windows, exit doorways, sills, and foundation.
  3. Repair and paint as needed

Responsibility: Maintenance of kitchen equipment.

Tasks:

  1. 1. Follow kitchen preventive maintenance program on various (daily, weekly, monthly, and quarterly schedules).
  2. Daily walk through to check air temperatures, fans, lights, compressors, etc.
  3. Monitor and clean compressors, evaporators, and condenser controls as needed.

Responsibility: Maintain the electrical lighting system.

Tasks:

  1. On a daily basis walk through and change light bulbs, check ballasts, and fixtures as needed.
  2. Remove motors if defective, have serviced or replaced.
  3. Test emergency electrical generators two times a month.
    1. Two times a month perform a check test.
    2. Once a month automatic test.
    3. Replace all switches as necessary.
    4. Do generator maintenance as needed.

Responsibility: Maintain building grounds.

Tasks:

  1. Remove snow from all parking lots and sidewalks.
  2. Shovel snow from around building exits and entrances.
  3. Spread salt as needed.
  4. Maintain lawn equipment and snow removal equipment in working order, doing repairs as needed.

Responsibility: Maintain motor vehicles.

Tasks:

  1. Maintain and repair van lifts.
  2. Keep vehicles in good working order. Provide necessary repairs.

Responsibility: Provide assistance in setting up furniture for events.

Tasks:

  1. Set up for activity, in-services, and special events as requested.
  2. Take down furniture after completion of event.
  3. Transport deliveries to appropriate storage areas.
  4. Move office equipment and resident furniture as requested by staff.
