Local Real Estate Development and Construction company seeks a reliable, detail-oriented Property Manager to oversee the daily operations of residential/commercial/mixed-use properties.
Job Summary:
We are seeking a reliable, detail-oriented Property Manager to oversee the daily operations of residential/commercial/mixed-use properties. The ideal candidate will be responsible for maintaining properties, ensuring tenant satisfaction, managing vendor relationships, and ensuring the properties are running efficiently and profitably.
This is a permanent, full-time, in office, position working in Bethel, CT.
Position Type/Expected Work Hours: (typical hours Monday through Friday, 8:00 a.m. to 5:00 p.m.)
Duties/Responsibilities:
Manage day-to-day operations of assigned properties and company operations
Act as the primary point of contact for tenant maintenance needs
Coordinate repairs and maintenance through in-house staff or third party vendors
Track operating expenses, prepare invoices, reconcile NNN budgets
Ensure compliance with safety standards, sprinkler and fire alarm testing as well as DMV requirements for truck fleet
Maintain accurate records related to property and equipment maintenance and repairs including HVAC units
Stay updated on industry trends, regulatory changes, and best practices to ensure compliance and continuous improvement
Establish cross-functional relationships with other departments
Performs other related duties as necessary or assigned
Required Skills/Abilities:
Proven experience as a Property Manager or similar role
Strong knowledge of property management software (ie Rent Manager) as well as Microsoft Office
Excellent communication, organization and problem solving skills
Ability to work independently and manage multiple tasks simultaneously
40 hours per week in office
Education and Experience:
High school diploma required, Bachelor’s degree in Business, or a related field is preferred
Prior Property Management experience of multiple commercial and residential properties
Physical Requirements:
Personal drive, energy and the ability to work effectively in a hands-on, family-owned business environment
Prolonged periods sitting at a desk and working on a computer
Must be able to lift up to 15 pounds at times
