The Role
The Home Sales Advisor helps prospective clients move from initial inquiry to the beginning of design or preconstruction. This role is not simply about selling a house. It is about guiding clients through a clear, consultative decision-making process so they can understand their options, align scope and budget, and determine whether Bensonwood is the right fit.
The ideal Advisor is trustworthy, informed, practical, and comfortable helping clients make a small number of high-leverage decisions rather than becoming overwhelmed by hundreds of disconnected choices.
Key Responsibilities
Communicate with prospective clients to understand their project goals, site status, budget, timeline, energy-performance priorities, and decision-making process.
Educate clients on Bensonwood’s design-build process, home collections, service paths, sustainable materials, offsite fabrication, and high-performance building systems.
Gather information needed to evaluate project feasibility, including location, zoning considerations, site surveys, program requirements, desired building style, budget expectations, and known constraints.
Use a consultative, question-led approach to determine whether there is a strong mutual fit.
Help clients understand how design choices, customization, site conditions, energy goals, builder scope, finishes, and schedule affect total project investment.
Guide clients toward the appropriate Bensonwood path, whether product-based, modified, fully custom, or longer-term nurture.
Discuss project investment, design fees, and preconstruction fees with confidence and professionalism.
Maintain accurate accounts, leads, opportunities, activities, notes, project information, and forecasting data in Salesforce.
Serve as the primary point of contact from lead generation through the start of the design or preconstruction phase.
Coordinate with Design, Preconstruction, Accounting, builder partners, subcontractors, and other internal or external team members as projects advance.
Attend site visits with clients or builder partners when appropriate.
Prepare projects for clean internal handoff by documenting client priorities, project context, decision-makers, budget sensitivity, design goals, schedule expectations, site constraints, and known risks.
