The Plant Operations Specialist maintains responsibility for all maintenance and housekeeping functions within each Benchmark community this role is assigned to support. Responsibilities include: overseeing staff, payroll, operational expenses and supply and capital expenditures. The Plant Operations Specialist is also responsible for communication and coordination of people and tasks to accomplish repairs and alterations to buildings and equipment systems. Must ensure that the building and grounds are orderly and in good repair. Additionally, provide technical support, product information, research, quality assurance guidance, establishes and monitors a preventive maintenance program that will promote a sense of well-being and aesthetic appeal for residents and staff. Position will cover primarily community locations in CT and as needed in other regions. This role may include special projects when not assigned to a specific community that has a vacant Plant Operations Role. This position is 100% travel.

Principal Duties/Responsibilities:
- Maintains a preventative maintenance log in TELS on all mechanical systems.
- Follows and promotes all safety standards and practices when performing maintenance service.
- Maintains smoke and fire protection equipment including fire extinguishers.
- Performs Resident Emergency Call system checks on each resident apartment routinely.
- Reports and documents all incidents/accidents, regardless of severity, to the Executive Director, Corporate Risk Manager & Regional Director of Facilities.
- Ensures all OSHA requirements and regulations are implemented and in compliance.
- Performs general maintenance work (light electrical, painting, carpentry, etc.).
- Understands HVAC and can operate and maintain equipment and ensures they are in good working order.
- Replenishes and maintains supply levels in work areas.
- Maintains plumbing and plumbing fixtures.
- Assures all tools, work areas, equipment and furnishings are clean, in proper working order, and properly stored.
- Ensures that the facility and all equipment are properly maintained for resident comfort and convenience.
- Consistently and routinely maintains and repairs equipment and documents any hazardous condition.
- Routinely replaces light bulbs, exit lights, room call lights, etc., where needed.
- Ensures that walls and ceiling coverings are free of cracks or tears, peeling wallpaper or paint or missing or cracked tiles.
- Ensures that flooring is free of cracks and missing or raised portions.
- Maintains a preventative maintenance log on all mechanical systems (utilizing TELS system) and ensures that electrical systems including appliances, cords and switches are in good working order.
- Keeps the building free from breeding areas for flies, vermin and rodents.
- Oversees and supervises landscape and snow removal contractors to ensure quality work and that entrances, exits, steps and outside walkways are free from snow, ice and other hazards.
- Maintains screens and windows clean and in good repair.
- Maintain sprinkler systems.
- Establishes and manages a preventive maintenance schedule.
- Establishes and maintains an effective work-order system utilizing TELS.
- Keeps track of monthly budget (supplies and purchased services) utilizing Yardi.
- Staffs according to budgetary guidelines.
- Monitors and minimizes overtime usage.
- Maintains vendor contracting within appropriate budgetary guidelines.
- Participates in the development and management of operational and capital budgets.
- Effectively negotiates bids and manages contracts of vendors performing plant-related work. (i.e., snow removal).
- Assesses residents’ environment for safety concerns.
- Reports resident concerns / problems to Traditional Care Director, Harbor Care Director or Resident Care Director or designee, as applicable.
