JANITOR/GROUNDSKEEPER

POSITION SUMMARY

The Janitor/Groundskeeper maintains a safe, attractive, and comfortable environment for the following properties:

THE HUDSON

Property Description - The Hudson consists of 253 units. The Janitor/Groundskeeper will provide general cleaning services to the property on a daily basis.

This full-time position is eligible for full-company benefits upon successful completion of the 90-day probationary period.

Ideal candidates for this position will have janitorial/cleaning work experience for a property management company, with a history of reliability and good employer recommendations

The Janitor/Groundskeeper will maintain all public/common areas as well as clean apartments as directed to Belmont Standards:
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following (other duties may be assigned):
1. Dusting and cleaning ceiling vents, surface areas, and counter surfaces.

2. Performs general sweeping, scrubbing, mopping of hardwood, laminate, or tiled floors

3. Maintaining and upkeep of all cleaning equipment, supplies, and products

4. Ensuring safe and sanitary storage and care of products

5. Using vacuuming equipment; vacuums and cleans carpets, performs further treatments such as shampoo

or stain-removal as needed

6. Disposal of trash from bins and containers

7. Polishing furniture and room accessories as needed

8. Scrubbing sinks, basins, and toilets in private and public bathrooms

9. Keeping all public spaces neat and tidy

10. Cleaning windows, glass surfaces, and mirrors

11. Report repairs and replacements needed when encountered on job

Ability to attend the office and to the residents on a regular basis, including punctual attendance during office hours and after hours emergencies, as they arise.

Ability to work with in cooperation with residents, coworkers, vendors, contractors, and officials necessary to efficiently maintain the community.

Portray a professional image at all times, refraining from anger and does not pose a direct threat to residents or employees.

· General knowledge of cleaning products, supplies, and techniques for cleaning

· Able to follow verbal directions

· Able to assist team members with cleaning duties when needed

· Pays attention to detail when cleaning

· Physically able to push vacuum cleaner for extended periods of time

• Physically able to reach, stretch, bend, and walk during daily routine, with ability to stand for long lengths of time
• Previous experience cleaning preferred; training will be provided
• Able to work nights, weekends, and occasional holidays

DRIVING ABILITY
Valid Driver’s License and Auto Insurance coverage must be maintained at all times. Driving is an essential function of the Janitor/Cleaner’s job.
EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED); or one to three months’ related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS
Ability to read and interpret documents such as procedure manuals, operating and maintenance instructions, and safety rules. Ability to write and complete routine reports, paperwork, and correspondence.

MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, and decimals.

While performing the duties of this job, the employee is frequently required to stand, walk, sit, and talk or hear. Specific vision abilities required by this job include close vision, distance vision, and color vision.

While performing the duties of this job, the employee is frequently required to show prospective tenants apartments exposing employee to outside weather conditions. The noise level in the community office is usually quiet.

Pay: $15.00 - $16.00 per hour
