Custodian - Exterior Focus Grounds / Groundskeeper/Maintenance

Position Title: Custodian Terms of Employment: Full Year Position Classification: Support Staff FLSA Classification: Non-exempt Qualifications: -High school diploma or equivalent required -Experience in facilities maintenance, landscaping, light construction, carpentry, or a related trade preferred or strong aptitude and a willingness to learn -Knowledge of methods of maintaining, cleaning and preserving a variety of surfaces preferred -Familiarity with standard hand and power tools, lawn and snow equipment preferred. -Understand and effectively carry out oral and written instructions, including reading and understanding labels on chemicals and cleaning products -Ability to effectively perform duties with minimal supervision -Ability to pass a background check -Ability to operate larger equipment, such as trucks with plows and tractors, or willingness to be trained (grounds only) Reports to: Director of Maintenance and/or school Principal Supervises:n/a Evaluation: In accordance with the requirements of the Windham Northeast Education Association Staff Agreement Position Summary: The Custodian helps keep our schools safe, clean, welcoming, and well-maintained for students, staff, and the community. Depending on the assignment, responsibilities may include building cleaning and sanitation, light maintenance and repairs, landscaping, seasonal groundskeeping, and light construction or a combination of both interior and/or exterior focuses. Duties may vary throughout the year based on seasonal and school needs. Performance Responsibilities – All: -Maintain assigned buildings, facilities, grounds, equipment, and furnishings in a clean, safe, sanitary, and attractive condition. -Follow all District policies, OSHA/VOSHA requirements, SDS procedures, chemical-handling requirements, and safety practices. -Read and follow labels, written procedures, and oral instructions regarding cleaning products and equipment. -Properly use, store, and dispose of cleaning chemicals and hazardous materials. Inspect facilities for safety hazards, vandalism, damage, weather-related concerns, equipment failures, and needed repairs; report concerns promptly. -Respond to immediate safety and operational concerns, including facility damage, alarms, spills, injuries/illnesses, unauthorized persons, leaks, and weather emergencies. -Open and prepare facilities for daily operations and secure buildings and grounds at the end of operations. -Lock doors, close windows, secure gates, manage flags, turn off unnecessary lights/utilities, and follow established security procedures. -Maintain appropriate building temperatures and assist with regulating heating, ventilation, and air-conditioning systems for comfort and energy conservation. -Maintain cleaning, maintenance, and storage areas in a safe and orderly condition. -Maintain inventory of supplies, equipment and tools, and request replacements as needed. -Distribute supplies, equipment, furniture, carts, and other materials as directed. -Set up and take down furniture and equipment for meetings, classroom activities, athletic events, and special events as requested. -Prepares facility for daily operations as may be required (ie: opening gates, raising flags, weep/shovel/remove snow and sand walks, building access doors etc.) for the purpose of ensuring facilities are operational and safe for occupancy -Maintain confidentiality and demonstrate positive, respectful working relationships with students, staff, administrators, contractors, and the public. -Work effectively with changing priorities, interruptions, and varying facility needs. -Inspect buildings and grounds to identify maintenance needs and potential safety concerns. -Perform minor repairs to furniture, doors, locks, hardware, cabinets, ceiling tiles, flooring, walls, and fixtures. -Perform basic carpentry, drywall repair, painting, caulking, trim, shelving, and other light construction tasks. -Unclog basic drains and sinks and address minor leaks. -Replace light bulbs, switches, HVAC filters, and other basic components where authorized. -Perform routine preventive maintenance on assigned equipment and facility components. -Assist with seasonal building preparation and maintenance projects. -Assist licensed tradespeople and contractors as directed. -Perform other duties as requested Grounds Custodian — Exterior Focus -Maintain lawns, athletic fields, playgrounds, landscaped areas, sidewalks, parking areas, and other District grounds. -Mow, trim, edge, weed, prune, rake, seed, mulch, and perform other seasonal groundskeeping activities. -Set up, mark, and maintain athletic fields as directed. -Remove leaves, branches, brush, litter, and other exterior debris. -Empty exterior waste and recycling containers. -Maintain exterior entrances and keep access areas free of debris and other hazards. -Perform snow and ice removal from sidewalks, stairs, entrances, parking areas, and other access points. -Operate snowblowers, plows, tractors, spreaders, and other winter equipment when properly trained. -Apply salt, sand, and ice-melt products as directed. -Respond to changing weather conditions and weather-related hazards. -Perform minor repairs to fencing, gates, signage, playground structures, walkways, benches, athletic equipment, and outbuildings. -Safely operate, clean, inspect, and perform basic maintenance on mowers, tractors, plows, snowblowers, trimmers, leaf blowers, p-pressure washers, and other equipment. Physical Requirements: The position requires frequent standing, walking, bending, stooping, kneeling, crouching, reaching, and climbing ladders, with the ability to regularly lift and carry up to 50 pounds and occasionally handle heavier items with assistance. Work is performed both indoors and outdoors in varying weather conditions, including heat, rain, cold, snow, and ice. The position may involve exposure to power tools, moving equipment, dust, noise, vibration, and common facility maintenance chemicals and equipment.
