Job Summary

The Maintenance Team Member is responsible for providing maintenance for the facility, equipment and grounds. In addition to providing maintenance for the facility, equipment and grounds, this individual is responsible for other clerical, environmental, and organizational tasks. This person must convey a positive image of the facility and must have a genuine caring for and interest in working around elderly people. The Maintenance Team Member must, within the individual’s area of focus, assure compliance with BeeHive Homes’ quality standards and State and Federal regulations. This individual must be highly organized and possess outstanding interpersonal skills with a high level of energy and enthusiasm. The Maintenance Team Member works closely with the Maintenance Team Leader, Administrator, and Administrator Assistant to ensure operational performance, quality of service, and competitiveness with other area facilities. The Maintenance Team Member must be a firm decision-maker, taking into consideration the impact of his/her decision on the overall organization.

Essential Functions

· Demonstrate positive interpersonal relations in dealing with employees, residents, residents' families, visitors, and coworkers in a professional, confidential manner.

· Initiate and participate in quality assurance and quality improvement activities based on the four components of quality: customer satisfaction, employee satisfaction, process/system refinement, and financial impact.

· Demonstrate the ability to embrace and project the values of the facility: safety, trust and respect, teamwork, partnership and service, compassion, integrity, efficiency, and financial responsibility.

· Communicate accurate and pertinent information to facilitate effective and efficient maintenance for the facility, equipment and grounds.

· Provide informative written and oral correspondence.

· Make informative decisive decisions.

· Oversee the daily operations of maintenance.

· Apply problem solving and conflict resolution skills where needed.

· Maintain awareness of governmental, societal, legal, environmental, and competitive factors affecting BeeHive Homes.

· Work to establish a group culture to enable BeeHive Homes to function as a “whole.”

· Detailed oriented.

· Take corrective action when administration indicates budget concerns exist.

Duties

Grounds

· Maintain all landscaping free of debris and trash.

· Trees and shrubs must be healthy and pruned.

· Parking lots will be marked appropriately and kept clean.

· Seasonal items will be stored and placed in appropriate areas depending on the season.

Equipment

· Operate equipment safely at all times.

· Check all equipment prior to operation to ensure all fluids, belts, electrical and safety devices are operational.

· Obey all State and Federal traffic laws while operating equipment on road ways.

· Use safety devices during operation. (Eye protection, hearing protection and hand/feet protection).

Regulatory and Legal

· Comply with facility's policies and procedures and recommend changes as necessary.

· Bring to the attention of the Maintenance Team Leader, Administrator, and Administrator Assistant any deficiencies that may arise.

· Ensure compliance to policies relating to blood-borne pathogens, hazard communication, and infection control.

· Ensure compliance with respect to risk management; fire safety; disaster preparedness; residents' rights; and grievance procedures.

· Never perform task that require certification or licensing.

Other

· Develop skills and education through other higher educational and/or continuing education opportunities. Annual continuing education requirements shall be as determined by State regulations or as required by the Administrator / Owner.

· Complete orientation upon hire.

· Attend staff meetings as required.

· Basic computer skills.

· Be able be reached by telephone for maintenance emergencies.

· Inventory materials, equipment and supplies.

Job Specifications

Essential Qualifications

Education/Certification

· High school diploma or equivalent.

· If needed a certification from a physician, nurse practitioner, or other health care professional to verify no communicable diseases or open skin lesions.

· No previous felony conviction or conviction for fraud of the federal government.

· First Aid certification.

Skills/Abilities

· Knowledge of the assisted living care industry.

· Decisive, well-informed, decision-maker.

· Ability to communicate effectively in written and oral form.

· Capacity to work effectively with different types of people.

· Ability to work efficiently and complete projects under pressure with time constraints.

· Ability to calmly handle stressful situations.

· Demonstrate organizational capabilities.

· Strong technical knowledge of all building systems (electrical, heating, air conditioning etc.)

Preferred Qualifications

· Two years of experience working in facility maintenance

Position Environment

This position requires the ability to work with a diverse group of individuals. Physical demands include varied sitting, standing, bending, reaching, lifting and walking. Lifting, on a regular basis, up to twenty-five pounds is required. Occasional lifting and carrying of items up to fifty pounds is also required. Requires a full range of body motion including manual dexterity and hand-eye coordination. Requires hearing to normal range and corrected vision. Occasional stress related to a fast-paced environment and multiple responsibilities.
