Job Summary
We are seeking a proactive and skilled Independent Maintenance Contractor (1099) to join our team and deliver top-tier maintenance services across our 24 unit assisted living and memory care home. This role offers the flexibility to manage your own schedule while providing essential repair, troubleshooting, and preventative maintenance for a diverse range of equipment and infrastructure. As an integral part of our network, you will ensure that our home operates smoothly, safely, and efficiently, contributing directly to the satisfaction of our residents and the overall success of our operations.
Responsibilities
- Perform routine and emergency maintenance tasks including electrical, mechanical, plumbing, and carpentry work.
- Troubleshoot and repair equipment using schematics, technical manuals, and diagnostic tools.
- Perform basic plumbing repairs and troubleshooting, including faucets, toilets, drains, garbage disposals, shut-off valves, and minor leak repairs.
- Conduct electrical work involving programmable logic controllers (PLCs), wiring, circuit testing, and control systems adjustments.
- Complete facilities maintenance activities including painting, drywall repairs, fixture replacements, and general upkeep.
- Utilize Computerized Maintenance Management Systems (CMMS) to document work orders, track maintenance history, and schedule preventative tasks.
- Supervise or coordinate with other contractors or team members when necessary to ensure timely completion of projects.
- Maintain high standards of customer service by communicating clearly with clients about work progress and completion.
- Follow safety protocols diligently to ensure a secure working environment for yourself and others.
Qualifications
- Proven experience in facilities maintenance or related fields such as manufacturing or residential services.
- Strong electrical experience with knowledge of schematics, control systems, PLCs, and troubleshooting electrical circuits.
- Skilled in welding techniques with the ability to read technical diagrams and schematics.
- Mechanical knowledge encompassing equipment repair, mechanical systems troubleshooting, and use of tools like ohmmeters.
- Competency in performing residential painting and general handyman tasks is a plus.
- Excellent communication skills in English for clear documentation and client interactions.
- Ability to interpret schematics and technical manuals accurately.
- Valid driver’s license with a clean driving record preferred.
