What are the responsibilities and job description for the HQS Inspector-Housing Choice Voucher Program position at Beaufort Housing Authority?
Summary:
Responsible for inspecting housing units under the Housing Choice Voucher Program to ensure compliance with HUD Housing Quality Standards and local codes. Duties include scheduling inspections, documenting deficiencies, entering reports into databases, and coordinating with property owners for repairs. Requires strong knowledge of construction trades, building codes, and HUD regulations.
Key Responsibilities:
- Conduct initial and annual inspections of assisted housing units.
- Identify and document deficiencies; schedule re-inspections.
- Ensure compliance with HUD and SEMAP requirements.
- Maintain accurate records and submit reports electronically.
- Communicate professionally with property owners and residents.
- Provide HQS training to property management staff as needed.
Requirements:
- High School Diploma; Associate’s Degree or construction training preferred.
- Experience in housing construction, inspection, or related field.
- Knowledge of HUD regulations, building codes, and safety standards.
- Strong organizational, communication, and computer skills.
- Ability to perform physically demanding tasks in varied conditions.
- Valid SC driver’s license; must pass background and drug screening.
- HQS/NSPIRE certification (or ability to obtain within 6 months).
The position is considered “safety sensitive” and is subject to random testing.
