Job Summary
We are seeking a dynamic and detail-oriented Leasing Specialist to join our property management team. In this pivotal role, you will be responsible for managing the leasing process from initial inquiry to lease signing, ensuring a seamless experience for prospective tenants. Your expertise in property leasing, legal administrative procedures, and customer service will drive occupancy rates and foster positive relationships with residents. The ideal candidate is energetic, proactive, and highly organized, ready to contribute to a thriving property management environment.
Our highest priority is lead response time and tour availability on weekends! You can choose up to 2 weekdays off and we'll work with you to plan your time with weekend lead and tour coverage mandatory 10AM-5PM on Saturday & Sunday. Commission $100 per new lease and $50 per lease renewal!
Responsibilities
- Respond promptly to rental inquiries via phone, email, and in person, providing exceptional customer service and detailed information about available units.
- Conduct property tours, highlighting features and benefits to prospective tenants while addressing their questions and concerns confidently.
- Prepare, review, and manage lease or rental agreements ensuring compliance with legal standards such as landlord-tenant law and Fair Housing regulations.
- Utilize property management tools like AppFolio to track tenant information, lease statuses, and rent payments efficiently.
- Coordinate with maintenance teams to ensure properties are well-maintained and ready for occupancy; handle tenant requests related to property upkeep.
- Negotiate lease terms with prospective tenants while upholding company policies and fostering positive client relationships.
- Stay informed about local regulations related to fair housing, Section 8 programs, and other compliance requirements to ensure all leasing activities adhere to legal standards.
- Send lease renewal offers to current residents and execute lease renewals for additional commission opportunity.
Skills
- Proficiency in property management software AppFolio systems
- Strong knowledge of landlord-tenant law, Fair Housing regulations, and Section 8 housing policies.
- Excellent customer service skills with the ability to communicate effectively via phone etiquette and client interactions.
- Experience in lease or rental agreement management with a focus on contracts negotiation and upselling opportunities.
- Background in real estate administrative tasks including filing, document preparation, and legal compliance documentation.
- Ability to manage conflict professionally while maintaining positive relationships with tenants and team members.
- Office experience combined with strong organizational skills for handling multiple priorities efficiently.
