What are the responsibilities and job description for the Estimator position at Beacon Hill?
We are seeking an experienced Estimator to develop accurate, defensible cost estimates across a range of construction projects. This role supports preconstruction efforts from early design through final bid and plays a key role in how projects are scoped, priced, and won.
You will work closely with project managers, field teams, and subcontractors to build complete estimates, validate assumptions, and ensure alignment with execution strategy.
This role requires strong technical estimating skills, attention to detail, and the ability to manage multiple bids and deadlines at once.
- Review plans, specifications, and site conditions to define full project scope
- Perform detailed quantity takeoffs across structural, architectural, civil, and utility scopes
- Develop conceptual through bid-level estimates using unit price and crew-based methods
- Solicit and level subcontractor and supplier bids
- Build labor, material, equipment, and subcontractor pricing with current market inputs
- Identify scope gaps, overlaps, and risk exposure; carry appropriate contingencies
- Prepare clear scopes, clarifications, and exclusions as part of bid packages
- Assemble complete estimate packages and support internal bid reviews
- Support pricing for change orders, scope revisions, and cost impacts during construction
- Coordinate with project management and field teams to align estimate with means and methods
- Maintain and apply historical cost data to improve estimate accuracy
- Track bid results and adjust pricing strategies based on outcomes
- 7 years of estimating experience in commercial construction, heavy civil, or specialty trades
- Experience managing multiple bids and working under hard deadlines
- Strong understanding of construction means and methods and field execution
- Proven ability to build estimates from incomplete drawings and evolving design documents
- Experience soliciting and managing subcontractor pricing
- Proficiency with estimating tools such as HCSS HeavyBid, Sage Estimating, On-Screen Takeoff, or similar
- Strong knowledge of labor productivity, material pricing, and local subcontractor markets
- Experience supporting Design-Build, CMAR, or negotiated work is a plus
- Comfortable working cross-functionally with operations, project management, and leadership
- Bachelor's degree in Construction Management, Engineering, or related field preferred
- AACE or ASPE certification
- Experience mentoring junior estimators
- Advanced MS Excel skills for cost modeling
- Experience on public works or technically complex projects
