Job Overview
Bayou Apartments LLC is seeking an experienced Assistant Property Manager for an approximately 210-unit multifamily apartment community in Gulfport, Mississippi.
The Assistant Property Manager will support the Property Manager and Regional Property Manager with daily property operations, including leasing, rent collections, resident relations, administrative duties, maintenance coordination, and reporting.
The ideal candidate is organized, professional, customer-focused, and experienced in multifamily property management. Strong experience with AppFolio, leasing, collections, and resident account management is preferred.
Responsibilities
- Assist with the daily operations of the apartment community.
- Support leasing, resident retention, collections, maintenance coordination, and administrative functions.
- Manage resident accounts, collect rent, follow up on delinquent balances, and document collection activity.
- Prepare notices, payment arrangements, reports, and other property-related documentation.
- Use AppFolio to manage leases, resident communications, payments, work orders, applications, and property records.
- Respond professionally and promptly to resident and prospective resident inquiries.
- Assist with marketing available apartments and following up with leads.
- Conduct property tours and apartment showings.
- Process rental applications, verify applicant information, and assist with lease execution.
- Coordinate resident move-ins, move-outs, renewals, and transfers.
- Maintain accurate resident files and ensure all required documentation is complete.
- Assist with lease renewals and rent-increase recommendations.
- Coordinate with maintenance personnel and vendors to ensure work orders and repairs are completed promptly.
- Monitor vacant apartments and assist with scheduling turns, inspections, and make-ready completion.
- Conduct move-in, move-out, and property inspections as needed.
- Assist with supervising leasing and maintenance personnel when requested.
- Maintain positive relationships with residents, vendors, employees, and ownership.
- Help ensure compliance with Fair Housing laws, local regulations, company policies, and lease requirements.
- Assist with Section 8 documentation and compliance where applicable.
- Prepare daily, weekly, and monthly operational reports for management and ownership.
- Perform other property-management duties as assigned.
Qualifications
- Previous multifamily property-management experience is required.
- Assistant Property Manager, Leasing Manager, or Community Manager experience is strongly preferred.
- Experience working at an apartment community of at least 100 units is preferred.
- Proficiency with AppFolio is strongly preferred.
- Strong experience with rent collections and resident-account management.
- Understanding of leasing, renewals, notices, move-ins, move-outs, and delinquency procedures.
- Knowledge of Fair Housing laws and landlord-tenant regulations.
- Excellent communication and customer-service skills.
- Strong administrative, organizational, and time-management abilities.
- Ability to manage multiple priorities in a fast-paced environment.
- Professional attitude and ability to handle difficult resident situations calmly.
- Basic understanding of maintenance operations and vendor coordination.
- Reliable transportation and ability to work onsite.
- High school diploma or equivalent required.

- Experience with Section 8 or housing-assistance programs.
- Experience with value-add or lease-up apartment communities.
- Experience reducing delinquency and improving occupancy.
