SUMMARY
Janitorial and Maintenance Services at the Auraria Campus - Community College of Denver. This facility includes 6 Educational and Administration buildings on an Open Campus in downtown Denver. Employees are expected to maintain professional working behavior and are responsible for the Custodial services at these facilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Super Porter Duties/Requirements – Specific
- The following duties are a minimum standard and also include the duties of a Day Porter position. Other duties as assigned also applies to the position.
- CLEANING & MAINTENANCE:
- Perform as needed regular cleaning duties to ensure a clean and sanitary environment throughout CCD’s facilities.
- Perform routine maintenance and repairs on machinery, HVAC systems, plumbing fixtures, and electrical systems to ensure optimal functionality and safety.
- FACILITY REPAIRS & IMPROVEMENTS
- Oversee preventive maintenance plans with support from the Facilities Manager.
- Conduct facility repairs and improvements to building structures, including carpentry work, painting, and drywall repairs.
- Respond promptly to emergency maintenance requests, such as power outages, leaks, and equipment failures, taking appropriate action to resolve issues and prevent further damage or safety hazards.
- RECORD KEEPING & REPORTING
- Maintain accurate records of maintenance activities, including work orders, equipment manuals, and inventory of spare parts and supplies.
- Provide regular reports on maintenance tasks completed and outstanding issues.
- VENDOR COORDINATION
- Meet with vendors and provide access to areas vendors are working at.
- EVENT SUPPORT
- Support all event setups, ensuring events are set up fully in time for said events to start, and cleanup of assembly and conference rooms after each event.
- INVENTORY MANAGEMENT
- Manage inventory, serving as the day supervisor.
- SAFETY & SECURITY
- Ensure the safety and security of the buildings, reporting any issues to the Facilities Manager or police if immediate safety response is required.
- MAINTNANCE & HANDYMAN SERVICES
- Perform maintenance tasks such as repairing minor equipment, fixtures, or furniture.
- Handle basic handyman services like fixing leaky faucets or repairing minor plumbing issues.
- Conduct routine maintenance tasks as instructed by supervisors.
- Monitor the condition of facilities and report any issues to supervisors.
- FURNITURE SERVICES
- Assemble new furniture items.
- Move and rearrange furniture as needed.
- Install furniture items securely in designated areas.
- Maintain accurate inventories of furniture, equipment, and supplies.
- Assist in moving items into or out of storage units and classrooms.
- Ensure that items are properly labeled and stored in an organized manner.
- PAINTING, WALL REPAIR, AND INSTALLATION
- Perform minor wall repairs, such as filling holes or cracks.
- Prepare surfaces for painting by cleaning or sanding.
- Paint walls or other surfaces as needed, ensuring a neat and professional finish.
- Install wall-mounted items such as whiteboards, bulletin boards, or signage.
- Ensure that items are securely mounted and aligned properly.
- EQUIPMENT TROUBLESHOOTING & MAINTENANCE
- Troubleshoot equipment issues and perform basic repairs.
- Ensure that equipment is functioning properly and safely.
- Report any major equipment issues to supervisors immediately.
- Handle basic plumbing tasks, such as fixing leaks or unclogging drains.
- Replace lightbulbs and ensure that lighting fixtures are in working order.
- Assist in installing or repairing basic electrical fixtures or outlets.
- EXTERIOR PORTERING SERVICES
- Maintain exterior areas, including sidewalks, parking lots, and outdoor seating areas.
- Clear snow and ice from walkways and entrances during winter months.
- Ensure that exterior areas are clean, safe, and well-maintained.
- BILINGUAL COMMUNICATION
- Communicate effectively with colleagues and supervisors in English and Spanish.
- Assist non-English speaking individuals with inquiries or instructions as needed.
- Ensure clear and accurate communication in both languages to facilitate a smooth workflow.
OTHER DUTIES AND RESPONSIBILITIES include the following:

Qualifications:QUALIFICATIONS
- Use of hand and power tools
- Materials, supplies, and practices essential to janitorial and facility maintenance.
- This position might require the use of a vehicle while on company business. Individuals must be physically capable of operating the vehicles safely, possess a valid driver's license and have an acceptable driving record
EDUCATION and/or EXPERIENCE
- Two years Facility Maintenance in Janitorial
- One Year Lead/Supervisory experience in facility Janitorial
- 4 Year Degree is preferred but not required.
- Experience completing handyman work
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
