Residential Construction Estimator

Bay to Beach Builders, a leading custom home builder serving Delaware and Maryland’s Eastern Shore, is seeking an experienced Residential Construction Estimator to join our growing team.

Position Summary

The Residential Construction Estimator is responsible for preparing accurate and detailed cost estimates for custom residential construction projects. This position plays an important role in helping ensure projects are properly budgeted, organized, and prepared for construction.

The ideal candidate will have a strong understanding of residential construction methods, materials, and costs, along with excellent analytical, organizational, and communication skills.

While the primary focus of this position is estimating, the role will also provide support with purchasing and job preparation activities.

Key Responsibilities

• Generate purchase orders and ensure pricing, quantities, scopes of work, and project information are accurate.
• Prepare job start packages and supporting documentation to ensure projects are organized and ready to transition into construction.
• Review and analyze architectural drawings, specifications, selections, and project plans to prepare detailed and accurate construction estimates.
• Develop estimates for labor, materials, subcontractor work, equipment, and other project-related costs.
• Review subcontractor bids, supplier pricing, and vendor quotes for accuracy, completeness, and alignment with project requirements.
• Coordinate with architecture, design, purchasing, sales, construction, and other internal departments to gather information needed to complete estimates.
• Maintain and update estimating data, pricing information, cost databases, and project-specific estimates as plans and selections evolve.
• Identify discrepancies, missing information, or potential cost concerns within plans and specifications and communicate them to the appropriate team members.
• Assist with purchasing activities, including obtaining vendor pricing, confirming material information, and coordinating with suppliers and subcontractors when needed.
• Monitor construction costs and market pricing to help maintain current and reliable estimating information.
• Support value engineering and cost-saving opportunities while maintaining company quality standards and project requirements.
• Help ensure estimates and purchasing documentation comply with applicable building codes, company standards, and project specifications.
• Maintain organized project records and documentation throughout the estimating and purchasing process.
• Stay current on residential construction trends, materials, products, and industry best practices.

Qualifications

• Preferred 1 to 5 years of experience in residential construction estimating, purchasing, construction management, or a related field. Recent college graduates with a degree in construction management, business, analytics, or a related discipline are also encouraged to apply.
• Strong knowledge of residential construction methods, materials, terminology, and building processes.
• Ability to read and interpret architectural drawings, construction plans, specifications, and related documentation.
• Strong analytical, mathematical, and problem-solving skills.
• Exceptional attention to detail and the ability to maintain accuracy while managing multiple projects and deadlines.
• Strong organizational and time-management skills.
• Effective written and verbal communication skills with the ability to work collaboratively across multiple departments.
• Proficiency with Microsoft Office and a willingness to learn and utilize industry-specific software and technology.
• Experience with estimating, construction management, or takeoff software such as PlanSwift, Buildertrend, or similar platforms is preferred.

Salary: $75,000 - $95,000 annually, based on experience, plus performance-based bonuses.

Pay: $75,000.00 - $95,000.00 per year
