What are the responsibilities and job description for the Mechanical/Plumbing BIM Specialist position at Bay BIM Designs?
Bay BIM Designs is working with a reputable mechanical contracting company to recruit and hire an experienced Mechanical / Plumbing BIM Specialist to join their growing mechanical contracting team.
This is not simply a Revit drafting position. We are looking for someone who understands how mechanical and plumbing systems are actually fabricated, coordinated, and installed in the field and can translate that knowledge into accurate, constructible BIM models and shop drawings.
✅ Minimum 4 years of Mechanical and Plumbing BIM experience
✅ Strong understanding of:
- HVAC systems
- Hydronic piping
- Plumbing systems
- Mechanical equipment and connections
- Valves, fittings, accessories, and supports
- Installation requirements and constructability
✅ Experience with LOD 350–400 fabrication-level BIM modeling
✅ Strong proficiency with:
- Autodesk Revit
- Navisworks
- Autodesk Construction Cloud / BIM 360
✅ Experience producing:
- Coordinated shop drawings
- Installation drawings
- Spool drawings
- Sections and elevations
- Mechanical room layouts
- Field-ready construction documentation
✅ Experience with Autodesk Fabrication CADmep, Fabrication Parts, and/or ITM databases is highly preferred.
✅ Ability to coordinate Mechanical and Plumbing systems with:
- Architectural
- Structural
- Electrical
- Fire Protection
- Other MEP trades
We are looking for someone who can do more than identify clashes.
You should be able to look at a coordination problem, understand the construction constraints, and develop a practical routing solution that considers:
• Fabrication
• Installation sequence
• Hangers and supports
• Equipment access
• Maintenance clearances
• Insulation
• Other trades
• Field constructability
You should be comfortable working independently, participating in BIM coordination meetings, and communicating with project managers, engineers, foremen, and other trade partners.
Mechanical contracting experience is strongly preferred.
