About the Role
As Property Manager for Dillon Valley East, you'll oversee a condominium community with 25 buildings and 404 units. Your work will combine staff coordination, homeowner communication, vendor management, administrative responsibilities, and hands-on property upkeep.
This is an active role at an older property where maintenance needs, including plumbing leaks, heating concerns, and unexpected repairs, require sound judgment and timely action. You'll help keep daily operations organized while building productive relationships with homeowners, residents, board members, contractors, and coworkers.
Previous management experience is helpful, but it is not essential. Strong communication, reliability, and a willingness to learn are central to success.
Key Responsibilities
- Oversee daily property operations, including building upkeep, supplies, equipment, and maintenance priorities.
- Coordinate maintenance staff assignments, daily schedules, projects, and coverage for employee absences.
- Communicate calmly and professionally with homeowners and residents, address concerns, and help resolve conflicts.
- Serve as the primary vendor contact and coordinate contractors, repairs, and annual property projects through completion.
- Inspect the property regularly, identify maintenance needs, and troubleshoot plumbing, heating, water, and other building issues.
- Work alongside staff on property upkeep, including snow removal, landscaping, painting, and repairs as needed.
- Learn and apply HOA declarations, bylaws, rules, and regulations, along with relevant Colorado common-interest community requirements.
- Prepare reports and materials for monthly and annual board meetings, and keep leadership informed of problems, damage, and project progress.
- Handle payroll-related tasks, track staff sick and vacation time, and maintain organized records using office technology and Vantaca.
- Maintain 24/7 availability to respond to property and homeowner issues, coordinating with appropriate service providers or local authorities when needed.
Required Qualifications
- Clear verbal and written communication skills, with the ability to remain composed during difficult conversations.
- Reliability, integrity, discretion, and consistent follow-through.
- Strong organization and prioritization skills, with the ability to work independently and adapt when urgent issues arise.
- Practical problem-solving ability and a collaborative approach to working with staff and vendors.
- Basic computer and office technology skills, plus a willingness to learn Microsoft Office and Vantaca.
- A current driver's license.
- Ability to perform hands-on duties outdoors, operate property maintenance equipment, and stand, walk, or sit for extended periods.
- Ability to lift approximately 50 pounds or more when needed, with reasonable accommodation.
- Availability to address property and homeowner issues outside regular working hours.
Preferred Qualifications
- Experience in property management, HOA operations, staff supervision, or a related role.
- Familiarity with plumbing, heating, electrical troubleshooting, irrigation, snow removal, or building maintenance.
- Experience operating loaders, snowblowers, and pickup trucks with plows.
