THE OPPORTUNITY
NRC is seeking an experienced Property Manager Auditor to join our Accounting Department. In this senior-level role, you will serve as a critical link between property management operations and financial accountability, ensuring that lease terms, tenant billings, CAM reconciliations, and operational expenditures across our residential and commercial portfolios are accurately reflected and properly controlled. This is a high-impact, on-site position based at our Springfield Township headquarters.
KEY RESPONSIBILITIES
Audit & Compliance
- Conduct comprehensive audits of residential and commercial property management accounts, including lease abstractions, rent rolls, CAM charges, and security deposits
- Review and verify tenant billings, lease escalations, and renewal terms against executed lease agreements for accuracy and completeness
- Perform CAM, insurance, and real estate tax reconciliations for commercial properties; audit supporting documentation and tenant trueup calculations
- Assess internal controls across property management workflows and recommend corrective actions where gaps are identified
Financial Review & Reporting
- Analyze operating budgets versus actual expenditures at the property level; investigate and document variances
- Review accounts payable and receivable activity for proper coding, authorization, and supporting documentation
- Prepare clear, concise audit findings reports for senior management with actionable recommendations
- Assist with the preparation of monthly and annual financial reports as needed
Systems & Collaboration
- Work closely with Property Managers, Accounting staff, and senior leadership to resolve discrepancies and implement process improvements
- Maintain organized audit workpapers and files in accordance with company recordkeeping standards
- Support the transition and maintenance of accounting records in QuickBooks and property management software
- Contribute to special projects, including lease abstraction initiatives and operational audits across the portfolio
QUALIFICATIONS
Required
- Bachelor’s degree in Accounting, Finance, or a related field
- Minimum 5 years of experience in property management auditing, real estate accounting, or a closely related role
- Demonstrated experience with both residential and commercial lease structures, including CAM reconciliation
- Strong proficiency in QuickBooks; experience with property management software (Yardi, MRI, AppFolio, or equivalent) preferred
- Solid understanding of generally accepted accounting principles (GAAP) as applied to real estate operations
- High attention to detail with strong analytical, organizational, and written communication skills
- Ability to work independently, manage multiple priorities, and meet deadlines in a dynamic environment
Preferred
- CPA, CIA, or other relevant professional certification
- Experience working within a familyowned or privately held real estate company
- Familiarity with retail, office, flex, or industrial lease structures
