SUMMARY
The position of Building Maintenance worker reports directly to the Support Services/Maintenance Manager and is responsible for assisting with routine repairs which are needed to buildings on campus.
QUALIFICATIONS:
· High School diploma or equivalent work experience.
· Knowledge and ability to operate various types of tools and power equipment safely and efficiently.
· Work in and out of doors in varying weather conditions without restrictions.
· Effectively handle and lift various objects weighing up to 60 pounds regularly and 100 pounds occasionally.
· Ability to follow written and verbal instructions.
· Ability to perform manual labor and operate landscaping equipment including, but not limited to weed trimmer, leaf blower, lawn mower.
· Ability to work from a ladder to clean gutters, paint and complete repairs.
· Must be able to manage and complete multiple tasks, and work independently as well as in a team according to task assigned with limited supervision.
· Meet the general qualifications for employment as outlined in the agency’s personnel policies.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responsibilities:
· Complete repairs needed to buildings on campus, including those which require skilled experience in electrical, plumbing and /or carpentry, and maintain campus grounds as needed.
· Maintain gutters, fix potholes, fertilize/lime grounds, spread pine needles and mulch, and clean up limbs and other debris as directed by the supervisor.
· Assist with maintenance of pool (if applicable).
· Establish and maintain effective working relationships with employees, other agencies and the public.
· Communicate effectively in writing and verbally.
· Keep maintenance supervisor informed of items needing maintenance or repair, or situations requiring the supervisor’s knowledge and expertise.
· May be required to work additional hours to assist with special events.
· Represent Baptist Children’s Homes of NC, Inc. in a professional manner.
· Respect the cultural and socioeconomic diversity of staff members and children in care and strives to create a positive relationship within BCH
· Participate in the agency’s Performance Quality Improvement (PQI) program as needed
· Perform other duties as assigned.
Working knowledge:
· Tools, materials, methods and practices used in a maintenance position.
· Is aware of occupational hazards and operates all tools and equipment to the requirements of safety regulations and/or guidelines.
· Operation of power, manual tools and light duty equipment.
· Must be able to follow instructions when given direction or to complete a task.
EQUIPMENT:
Ability to operate various types of tools and equipment safely and efficiently.
LANGUAGE SKILLS:
Ability to read, analyze and interpret general information. Ability to effectively communicate with others, including managers, coworkers, general staff members and the public.
CONTACT WITH OTHERS:
Regular contact with colleagues in all departments, as well as with outside individuals and groups; should represent Baptist Children's Homes of NC, Inc. in a positive manner. Contacts outside of the agency where proper handling of situations is of utmost importance as the agency’s image could be affected.
MATHEMATICAL SKILLS:
Ability to read, measure and calculate numbers in order to complete repairs and projects.
MENTAL / VISUAL / AUDITORY DEMAND:
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form and ability to draw conclusions. Specific vision abilities required by this job include close vision, and ability to adjust focus. Must be able to talk and hear both in person and on the telephone.
