Director, Human Resources

Location: Chicago, IL (Corporate Office)

Schedule: Full-Time; Exempt; In-office 4–5 days per week with periodic travel to regional offices and properties as needed

Reports To: President of Property Management

Direct Reports: 2 (HR Team Members)

Salary: $150,000 - $180,000; commensurate with experience; Annual performance-based bonus opportunity

We are seeking an experienced Director, Human Resources to lead our people strategy across both organizations. As our senior HR leader, you'll partner closely with executive leadership to build a strong workplace culture, develop and support leaders, enhance employee engagement, and ensure our HR programs evolve alongside the organization's growth.

What You'll Do

As Director of Human Resources, you'll provide strategic leadership across every aspect of the employee experience while partnering closely with executive leadership and department managers.

Key responsibilities include, but are not limited to:

  • Lead and develop a team of two HR professionals while overseeing daily HR operations.
  • Partner with executive leadership on workforce planning, organizational design, succession planning, and talent strategy.
  • Build and strengthen employee engagement, recognition, communication, and culture initiatives across multiple locations.
  • Lead talent acquisition efforts for corporate, property management, maintenance, and executive-level positions.
  • Oversee employee relations, workplace investigations, performance management, coaching, and leadership development.
  • Direct compensation strategy, benefits administration, annual compensation reviews, bonus planning, and total rewards programs.
  • Ensure compliance with federal, state, and local employment laws while managing HR policies, handbooks, and regulatory reporting.
  • Oversee workers' compensation, unemployment claims, risk management, and employment-related legal matters.
  • Leverage HR technology and workforce analytics to improve decision-making, operational efficiency, and employee experience.
  • Develop HR strategies that support organizational growth, acquisitions, and long-term business objectives.

Education & Experience

Required:

  • Bachelor’s degree in Human Resources, Business Administration, Organizational Development, or a related field required; Master’s degree preferred.
  • Minimum of 10–15 years of progressive HR experience, with at least 5 years in a senior leadership role.
  • Experience supporting multi-site operations and partnering with executive leadership teams.
  • Demonstrated success leading employee engagement, organizational development, culture transformation, leadership development, and change management initiatives.
  • Experience developing workforce planning strategies, career pathing frameworks, organizational structures, and succession planning programs.
  • Proficiency with HRIS systems, workforce analytics, and Microsoft Office applications.

Preferred:

  • Master’s Degree
  • Experience in property management, real estate development, hospitality, retail, healthcare, or other decentralized operational environments preferred.
  • Professional Certifications: SHRM-SCP, SPHR, CEBS or equivalent professional certification

  • Strategic leadership and business acumen.
  • Advanced knowledge of multi-state employment laws, compliance guidelines, workers’ compensation case management, unemployment regulations, and HR operational best practices.
  • Exceptional conflict resolution, relationship-building, and executive coaching skills.
  • Demonstrated ability to build trust and credibility with employees and leaders.
  • Strong organizational development, change management, and leadership coaching capabilities.
  • Strong analytical, problem-solving, and decision-making abilities.
  • High degree of professionalism, integrity, discretion, and emotional-intelligence in handling sensitive matters.
  • Ability to seamlessly balance high-level strategic planning with hands-on, daily execution.
