Location: 1212 Larkin Apartments; Elgin, IL (with regional rotation)
Compensation: $20-$22/hour with on-site housing; up to $28/hour (based on experience) without on-site housing
Schedule: Full-time | Monday–Friday on-call rotation (weekends/holidays as needed)

This role is part of a rotating “management team” schedule and will require coverage at other properties in the region.
Qualifications
Required:
- Experience: 3 years of full-time facilities or residential maintenance experience
- Education: High school diploma or GED equivalent required
- Skills: Solid hands-on knowledge or residential HVAC, plumbing, electrical, drywall, painting, carpentry, and appliance repair;
- Strong working knowledge of tools, mechanical systems, and emergency shutoffs
- Mobility and License: Valid driver’s license, reliable vehicle, and proof of insurance required
- Availability: Willingness to participate in an evening/weekend emergency on-call rotation
- Physical & Vision Capabilities: Ability to stand, bend, kneel, climb, stoop, crouch, crawl, and regularly lift/move up to 50 lbs.; Specific vision abilities required include close, distance, color & peripheral vision, depth perception, and the ability to adjust focus.
- Strong communication and teamwork skills
- Excellent customer service skills & experience working directly with residents
Preferred:
- 5 years of relevant maintenance experience
- EPA Section 608 Certification or trade school technical training
- Prior experience in affordable, senior, or supporting housing communities
- Familiarity with digital work order/maintenance management system
- HVAC certification
Full Circle Communities, Inc. is seeking a skilled Maintenance Technician II to join our team. You’ll be a key player in maintaining the physical integrity, safety, and operations of our properties. This includes responding to service requests, completing unit turns, and ensuring our residents enjoy a safe, comfortable living environment. You’ll report directly to the Community and/or General Manager and work within Full Circle’s values and standards.
Key Responsibilities
Unit Maintenance & Turns: Complete resident work orders promptly. Handle apartment turnovers (trash-outs, make-ready prep within 48 hours, re-keying, and minor repairs across plumbing, electrical, and appliances).
Facility Systems & Grounds: Conduct daily building walk-throughs, maintain interior/exterior common areas, and uphold high standards of curb appeal.
Safety & Preventative Maintenance: Maintain a "safety-first" environment following OSHA/ADA guidelines. Identify and address potential hazards immediately, and participate in the after-hours emergency standby roster.
Administrative & Team Support: Track inventory for tools and supplies, log daily hours accurately, assist with candidate interviews, and complete required compliance training.
