Job Summary
The Loan Processor is responsible for preparing, reviewing, and processing consumer and residential mortgage loan applications from approval through closing while ensuring compliance with all applicable banking regulations. This position requires extensive knowledge of the TILA-RESPA Integrated Disclosure (TRID) rule and the ability to coordinate accurately and efficiently with lenders, title companies, appraisers, and customers throughout the loan process.
Essential Duties and Responsibilities
- Process consumer and residential mortgage loans from application through closing.
- Review loan files for completeness, accuracy, and compliance.
- Prepare and deliver required disclosures in accordance with TRID requirements and regulatory timelines.
- Monitor and document compliance with federal and state lending regulations.
- Coordinate appraisals, title work, flood determinations, insurance requirements, and other third-party services.
- Work closely with loan officers to obtain missing documentation and satisfy loan conditions.
- Review income, asset, credit, and collateral documentation.
- Prepare closing packages and coordinate loan closing activities.
- Ensure all conditions of approval have been met prior to closing.
- Maintain accurate loan records and imaging of supporting documentation.
- Communicate effectively with borrowers, lenders, attorneys, title companies, and internal staff.
- Assist with audits, examinations, and quality control reviews.
- Stay current on regulatory changes affecting lending operations.
TRID Responsibilities
- Prepare and deliver Loan Estimates (LE) within regulatory timeframes.
- Monitor and manage change-of-circumstance requirements.
- Prepare and review Closing Disclosures (CD).
- Ensure compliance with tolerances and waiting period requirements.
- Maintain documentation supporting TRID compliance.
- Assist lending staff with disclosure questions and regulatory guidance.
- Other duties as assigned.
Qualifications
Education
- High school diploma or equivalent required.
- Associate or bachelor's degree in Business, Finance, Accounting, or related field preferred. Work experience will be considered in lieu of formal degree.
Experience
- Minimum of 3 years of portfolio loan processing experience required.
- TRID experience required. Minimum of 3 yrs of TRID loan processing mortgages and portfolios with knowledge and understanding of compliance timelines.
- Previous residential mortgage processing experience preferred.
- Community banking experience preferred.
Knowledge and Skills
- Thorough understanding of TRID, RESPA, TILA, HMDA, and related lending regulations including Reg Z and EOOA/Reg B.
- Knowledge of mortgage and consumer lending documentation.
- Strong attention to detail and organizational skills.
- Excellent verbal and written communication abilities.
- Ability to manage multiple loan files and deadlines simultaneously.
- Proficiency with lending software, document imaging systems, and Microsoft Office products.
- Strong analytical and problem-solving skills.
Physical Requirements
- Ability to sit for extended periods.
- Frequent use of computer, telephone, and office equipment.
- Ability to lift up to 20 pounds occasionally.
