About Bailey Property Group
Bailey Property Group owns apartments across 8 Chicago south suburbs (Oak Lawn, Tinley Park, Hickory Hills, Worth, Bridgeview, Alsip, Evergreen Park, Justice) and is actively acquiring more. We buy, renovate and lease up. This role reports directly to ownership and works alongside our third-party management company. We run our reporting, task tracking and analysis with AI (Claude), and we want a manager who works the same way.
What you'll do
- Own the portfolio's results: occupancy, collections, turn speed and resident experience.
- Run unit turns and rehabs start to finish: walk and scope, get bids, schedule and supervise contractors, hold budget and timeline, punch out and get units rent-ready.
- Build and manage a reliable vendor bench: maintenance, HVAC, plumbing, electrical and rehab crews.
- Lease up vacant units: pricing input, marketing, showings, applications and move-ins.
- Hold our management company accountable: track open items to closure, keep AppFolio data clean, flag issues early.
- Report to ownership weekly, and help evaluate and take over new acquisitions.
- Stay compliant with the Cook County tenant ordinance (RTLO), fair housing rules, village inspections and affordable housing income certifications.
Must-haves
- Drive to grow. We're growing fast and want someone who wants to grow with us, take on more responsibility and earn more as the portfolio grows.
- 3 years managing scattered-site multifamily (100 units), including lease-up.
- Hands-on rehab and construction management: you've scoped, bid and supervised unit renovations and turns to budget.
- Illinois real estate license (Broker preferred; Residential Leasing Agent at minimum).
- Valid driver's license and a reliable vehicle. You'll be in the field daily.
- Daily AppFolio experience
- Ability to use AI tools like Claude every day.
Strong pluses
- Your own network of reliable maintenance techs, HVAC, plumbers, electricians and rehab crews in the south suburbs.
- Affordable housing income certification experience (tax credit or Section 8 voucher programs).
- Cook County eviction process experience.

- 95% occupancy
- Vacant units leased within 30 days
- Standard turns rent-ready within 14 days and on budget
- Delinquency under 3%
- Owner action items closed or updated within 7 days
Compensation
$80,000 to $90,000 base (W-2), or $7,200 to $8,000 per month for contract. Plus a performance bonus tied to company results you directly drive, including occupancy, NOI growth and gains when properties are sold. Paid leave per Illinois law; other benefits discussed with finalists.
