What are the responsibilities and job description for the House Cleaner, Independent Contractor (1099), Statewide Arizona position at AZ House Cleaner?
House Cleaner, Independent Contractor (1099), Statewide Arizona
Please read the whole posting before you apply. It answers most questions, and the 5 minute call goes faster when you have.
The Short Version
Independent contractor, 1099. Not a W-2 job.
You keep 60% of every booking you complete, paid the same day.
You pick your own jobs in our app or by text. Nobody assigns you work.
No guaranteed hours. Work builds as you take jobs and clients ask for you back. Most cleaners reach full-time volume over a few months, not week one. If you need full-time hours immediately, this is not it.
You bring your own supplies, carry your own liability insurance (about $20 to $30 a month), and pass a reference check.
Statewide Arizona. You choose where you work.
What You Earn
You keep 60% of every booking you complete.
A 3 bedroom, 2 bathroom house is $290 on our pricing. One cleaner can handle it alone. That pays $174.
Do it in 2.5 hours and that is about $70 an hour. Take 4 hours and it is about $43. A job that runs long drops toward $25. Deep cleans and move outs pay more. That is where the $25 to $75 range comes from.
Indeed makes us pick a pay unit, so the number at the top says per hour. You are paid per job.
Bigger jobs usually get more than one cleaner, roughly one for every $200 of the booking, and the pay splits between you.
Home organization is booked by the client as a block of hours. You are paid 60% of that booking, the same as any other job.
Paid the same day the job is confirmed complete. Not biweekly. Not net 30.
No salary. No guaranteed hours. You earn per job you accept.
How It Works
You get access to our app, or the same portal on the website, where you can:
See every available job with the full details, address, and pay before you decide
Assign yourself to whatever you want to take
Decline anything you do not want
Check in and out and upload your before and after photos
Everything in the app can also be done by call or text. The app is faster, and most cleaners prefer it.
The Work
Standard cleaning: dusting, vacuuming, sweeping, mopping, sanitizing surfaces, cleaning mirrors. Homes and some commercial spaces.
Specialty work, booked separately and paid more: deep cleans, move in and move out cleans, short term rental and Airbnb turnovers.
Home organization: decluttering and organizing when a client books it, as a block of hours.
Add ons, only when the client books and pays for them: windows, laundry, dishes.
What You Need
Your own supplies and equipment. Vacuum, mop and bucket, broom and dustpan, a 2 to 4 step ladder, extendable dusters for fans and vents, cleaning products, cloths, paper towels. Everything to do a house start to finish. Most people spend a few hundred dollars the first time, then replace what runs out.
The knowledge to actually clean, not tidy. The inside of an oven done properly, and that comes up on most move outs. Baseboards, door frames, and trim done rather than dusted over. Toilets, showers, and tubs spotless, including the base, the hinges, and behind the seat. Kitchen and bathroom floors are the two things clients look at first, corners and edges included. If you have done this work before, none of that will surprise you. If you have not, this is the standard clients expect and pay for.
Your own general liability insurance. About $20 to $30 a month. It covers you with us, on your own, and with other Arizona companies that work with independent cleaners. We can point you to where other cleaners get it.
A W-9, with a valid SSN, or an EIN if you operate as an Arizona LLC or registered business.
A reference check before the first job. Bring two references from cleaning work or from people who have had you in their home.
The paperwork, all electronic, about 15 minutes. An independent contractor agreement with Arizona's declaration of independent business status, your W-9, and your certificate of insurance, all before your first job.
Reliable transportation. Fuel, mileage, drive time, and vehicle costs are yours. We do not reimburse for travel, so factor the drive in before you accept a job that is a long way out.
A smartphone with a working camera. Most jobs run through the app: marking yourself on the way so the client gets notified, checking in and out, before and after photos tagged correctly, reading the job notes and checklist, finding open jobs and assigning yourself. All of it can be done by call or text instead. I would rather you ask than guess, but if apps on a phone are a struggle for you, expect things to move slower for both of us.
Physically able to do the work. Lifting up to 40 lbs, bending, kneeling, and standing for long stretches.
No benefits. No health insurance, paid time off, sick pay, unemployment, or workers compensation. This is contractor work, not employment.
Where We Need People Most
We take work across Arizona, and you choose where you want to work. Right now we especially need cleaners in:
East Valley: Chandler, Fountain Hills, Gilbert, Mesa, Queen Creek, Scottsdale, Tempe
Graham County: Pima, Safford, Thatcher
Mohave County: Bullhead City, Fort Mohave, Kingman, Lake Havasu
North Phoenix: Anthem, Black Canyon City, Carefree, Cave Creek, Desert Hills, New River
Northern Arizona: Cottonwood, Flagstaff, Payson, Prescott, Prescott Valley, Sedona, Williams
Pinal County: Apache Junction, Casa Grande, Globe, Maricopa, Miami, San Tan Valley
Southern Arizona: Benson, Douglas, Sierra Vista, Tucson
West Valley: El Mirage, Glendale, Goodyear, Litchfield, Peoria, Sun City, Surprise, Waddell
White Mountains: Eagar, Holbrook, Lakeside, Pinetop, Show Low, Snowflake, Springerville, St. Johns
Yuma and the Foothills
Somewhere else in Arizona? Apply anyway. Work comes up everywhere.
What Matters To Us
Attention to detail. The difference between a good clean and a great one is what people notice afterward: baseboards, light switches, window tracks, under the furniture.
Communication. Answer your messages. A quick yes, no, or give me an hour is enough. Most problems on a job are small if I hear about them while you are still there.
The checklist. Every job has notes and a checklist. Read them before you start. If something does not make sense for that house, ask rather than skip it.
Honesty. If something breaks, gets missed, or goes wrong, we want to hear it from you first. Nobody gets in trouble for telling me. People get in trouble for hiding it.
Integrity. You are alone in someone's home with their belongings. That trust is the whole business.
Punctuality. Be on time. If you are running late, say so before you are late rather than after.
Respect, both ways. You treat clients and their homes with respect. I treat you like a business owner, not an employee. Straight answers, fair pay, and my backing when a client is being unreasonable.
Is This For You?
A good fit if you want to run your own cleaning business without having to find your own clients, choose your own hours and jobs, and get paid quickly for good work.
Not a fit if you want a traditional job with a set schedule, hourly wages and benefits, full-time hours from day one, or someone telling you what to do each day.
Common Questions
Is this a W-2 job? No. This is 1099 independent contractor work.
Is this full-time? Not at first. There are no guaranteed hours. Cleaners who take jobs consistently and get requested back by clients build to full-time volume over a few months. Some stay part-time on purpose.
Do I choose my own schedule? Yes. You decide when you work and which jobs you take. There is no minimum.
Are taxes withheld? No. You handle your own taxes and receive a 1099 in January rather than a W-2.
Can I work for other companies or my own clients? Yes. There is no exclusivity.
Do I really need my own supplies and insurance? Yes, both. That is what makes this contractor work rather than a job. We can point you in the right direction on the insurance.
Can I bring a helper? Only if you carry workers' comp on them and we have the certificate, plus their first and last name before they enter a client's home. Anyone you bring is your employee, not ours, and their pay comes out of your share. Someone who wants to work on our jobs without that coverage can sign up with us directly and be added to the job as their own contractor.
