What You Earn

You keep 60 percent of every booking you complete.

A 3 bedroom, 2 bathroom house is $280 on our pricing. One cleaner can handle it alone. That pays $168.

Bigger jobs usually get more than one cleaner, roughly one for every $200 of the booking, and the pay splits between you.

Paid the same day the job is confirmed complete. Not biweekly. Not net 30.

Home organization is booked hourly rather than by the job, and you are paid hourly for it.

There is no salary and no guaranteed hours. You earn per job you accept.

The Work

Standard cleaning

Dusting, vacuuming, sweeping, mopping.

Sanitizing surfaces and cleaning mirrors.

General upkeep of homes and commercial spaces.

Specialty work, booked separately and paid more

Deep cleans.

Move in and move out cleans.

Short term rental and Airbnb turnovers.

Home organization

Decluttering and organizing when a client books it.

Paid hourly rather than by the job.

Add ons

Windows.

Laundry.

Dishes.

These are only done when the client books and pays for them.

What You Need

Your own supplies and equipment

Vacuum, mop and bucket, broom and dustpan.

A 2 to 4 step ladder.

Extendable dusters for ceiling fans, vents, and high corners.

Cleaning products, cloths, paper towels.

Everything needed to do a house start to finish.

Most people spend a few hundred dollars getting set up the first time, then just replace what runs out.

The knowledge to actually clean, not just tidy

You need to know how to clean the inside of an oven properly. That comes up on most move outs and it is not a wipe down.

Baseboards, door frames, and trim done properly rather than dusted over.

Toilets, showers, and tubs left practically spotless, including the base, the hinges, and behind the seat.

Kitchen and bathroom floors are the two things clients look at first. Corners and edges included, not just the middle.

Knowing what you have already dusted and what you have not, and being able to look at a room at the end and see what got missed.

If you have done this work before, none of that will surprise you. If you have not, this is the standard you would be held to.

Your own general liability insurance

Runs around $20-$30 a month.

We can walk you through getting it set up.

This insurance covers you with us, on your own, and with other Arizona companies doing residential cleaning using independent contractors as well.

A W9 on file

Plus a valid SSN, or an EIN if you operate as an Arizona LLC or registered business.

Reliable transportation

Fuel, mileage, drive time, and vehicle costs are yours.

We do not reimburse for travel, so factor the drive in before you accept a job that is a long way out.

A smartphone, and the ability to actually use it

This one matters more than people expect, so read it properly.

Everything runs through our app. You need to be comfortable using it without hand holding on every job.

That means marking yourself on the way so the client gets notified.

Checking in when you arrive and checking out when you leave.

Taking before and after photos and uploading them tagged correctly.

Reading the job notes and the checklist and understanding what you are looking at.

Finding open jobs and assigning yourself to them.

I am always here for questions and I would rather you ask than guess. But if using apps on a phone is a struggle for you, this will be frustrating for both of us.

Your phone needs a working camera and GPS.

Physically able to do the work

Lifting up to 40 lbs, bending, kneeling, and standing for long stretches.

No benefits

No health insurance, paid time off, sick pay, unemployment, or workers compensation.

This is contractor work, not employment.

You are alone in someone's home with their belongings. That trust is the whole business.

Punctuality

Be on time. If you are running late, say so before you are late rather than after.

Respect, both ways

You treat clients and their homes with respect.

I treat you like a business owner, not an employee. You get straight answers, fair pay, and my backing when a client is being unreasonable.

Is this a W-2 job?

No. This is 1099 independent contractor work.

Do I choose my own schedule?

Yes. You decide when you work and which jobs you take. There is no minimum.

Are taxes withheld?

No. You handle your own taxes and receive a 1099 in January rather than a W-2.

Can I work for other companies or my own clients?

Yes. There is no exclusivity.

Do I really need my own supplies and insurance?

Yes, both. That is what makes this contractor work rather than a job. We can point you in the right direction on the insurance.

Can I bring a helper?

Yes, as long as we have their name in advance.

Anyone you bring is your subcontractor or your employee, not ours. You are completely responsible for them.

That covers their pay, which comes out of your share, their conduct in the client's home, and anything that happens while they are there.
