Our busy property management firm is seeking an organized and efficient Maintenance Coordinator to serve as the central point of contact for all property maintenance operations. In this essential office-based role, you will be responsible for the entire lifecycle of maintenance requests, from initial tenant contact to successful resolution. You will supervise a team of technicians and vendors, ensuring that work is completed to our high standards and that all stakeholders—tenants, and vendors—receive timely and professional communication.

Key Responsibilities
- Work Order Management: Manage all incoming maintenance requests, accurately entering work order details, dispatching appropriate technicians or vendors, and tracking progress through to completion and final close-out.
- Vendor Coordination & Compliance: Onboard new vendors and maintain relationships with our existing network. Ensure all vendors have current W-9 forms, liability insurance, and other required documentation on file.
- Communication: Serve as the primary liaison for tenants, and vendors regarding maintenance concerns, providing clear updates and resolving issues effectively.
- Property Turnover: Coordinate the "make-ready" process for vacant units, scheduling all necessary repairs and cleaning to ensure properties are rent-ready on schedule.
- Quality Assurance: Utilize your general knowledge of home repairs (e.g., plumbing, electrical, HVAC) to validate tenant-reported issues, troubleshoot simple problems, and verify the quality and completeness of vendor work.
Qualifications & Skills
- Experience: A minimum of one year in an administrative, dispatch, or coordination role is required. Experience in property management or a related field is a plus.
- Technical Skills: Strong computer proficiency is essential. A minimum typing speed of 40 WPM is required.
- Industry Knowledge: A solid practical understanding of common home maintenance and repair issues.
- Soft Skills: Excellent communication, problem-solving, and organizational skills with a strong customer service orientation.
