Operation Manager - 1st Shift

About the Opportunity:
• Job Title: Operation Manager
• Pay Rate Range: $55,000.00-$60,000.00/Salary
• Location: Burnsville, MN
• Schedule: 1st Shift Monday-Friday 8AM-5PM
• Position Type: Direct Hire

Requirements and Qualifications:
1. 3-5 years’ experience working in Residential Property Management.
2. Yardi-preferably Breeze Premier.
3. Knowledge / understanding of Fair Housing Laws for Minnesota.
4. Courtesy, good grammar, pleasant voice.
5. Confident, positive attitude.
6. Diplomacy in handling problems with staff and residents.

Duties and Responsibilities:
1. Training new Property Managers and on-going training in the Yardi System.
2. Manage Lease expiration reports.
3. Process Security Deposit Settlements in Yardi.
4. Collect month-end delinquency reports and give to the President.
5. Verify accuracy of the tenant leases: New and Renewals.
6. Maintain tenant documents in Yardi.
7. Follow up on any outstanding work orders.
8. Prepare and distribute vacancy report weekly, by Tuesday.
9. Audit files, monthly.
10. Assist managers with expense control strategies to assist them in staying within their budgets.
11. Responsible for the management of internal and external property managers in the Yardi Software System.
12. Assist Property Managers with their duties as they relate to accounts.
