Avistone Capital, a Denver, CO based commercial real estate investment firm is seeking a high-energy and detail-oriented property management professional who will assume hands-on responsibility for overseeing a 500,000 square foot (and growing) portfolio of flex industrial properties located in TX, OK, MI, and GA.
This position will be located on-site at our property located in Tulsa, OK (requires occasional travel)
The Senior Commercial Property Manager serves as the professional-in-charge for assigned properties, operating with a high degree of independence and reporting directly to the Vice President of Asset Management. This role is responsible for the overall operational, financial, and administrative performance of the properties under management.
Essential Duties and Responsibilities
- Oversee all operational and financial activities for the assigned properties.
- Maintain regular communication with tenants to ensure satisfaction and foster strong landlord-tenant relationships.
- Coordinate and oversee, on behalf of ownership, all tenant improvement projects and building construction activities to ensure timely, accurate, and on-budget completion.
- Solicit bids, negotiate, execute, and manage vendor and service contracts.
- Prepare annual operating and capital budgets, monitor variances, assist with CAM reconciliations, and ensure accurate and timely cost recovery.
- Perform lease administration functions, including rent collections, monitoring delinquencies, and coordinating default proceedings when necessary.
- Accurately abstract and maintain all property leases.
- Use ownership forms to draft new leases and renewal amendments.
- Interface with the accounting team to ensure accurate and timely financial reporting.
- Prepare and deliver complete, accurate, and timely monthly, quarterly, and annual reports.
- Forecast property performance and explain operating variances against budget.
- Conduct regular property inspections and recommend or approve maintenance, repairs, and capital improvements as needed.
- Contract for and supervise vendor services to ensure quality and compliance with contractual obligations.
- Ensure rent is collected and expenses are paid in accordance with lease terms.
- Participate in internal meetings and facilitate effective communication between property management, accounting, and ownership.
- Develop and maintain positive relationships with tenants, internal stakeholders, and ownership.
- Build business relationships through participation in professional, industry, trade, and civic organizations.
- Provide formal supervision of assigned staff, including recruiting, hiring, performance evaluations, promotions, corrective actions, and terminations.
- Share best practices and collaborate with colleagues across the organization.
- Perform other duties as assigned.
Qualifications
The successful candidate will rely on experience, judgment, and initiative to manage a broad range of responsibilities. A high degree of independence, professionalism, and problem-solving ability is required.
Preferred qualifications include:
- Minimum of five (5) years of COMMERCIAL real estate property management experience (industrial, office, or retail).
- Strong interpersonal, verbal, and written communication skills.
- Proven ability to deliver efficient, timely, and courteous service.
- Highly organized, self-motivated, and capable of working independently.
- Bachelor’s degree or equivalent professional experience.
- Experience with MRI and Nexus Payable software preferred.
- RPA or CPM designation preferred.
- High proficiency with Microsoft Office applications.
- Advanced understanding of financial terms, principles, and property-level accounting.
- Ability to analyze operating results, explain variances, and reforecast budgets.
- Ability to read, interpret, and apply complex lease documents and contracts.
- Strong sense of urgency and accountability in meeting commitments.
