This position is responsible for performing the full range of maintenance, operational, and administrative functions. The Manager, Facilities Management, serves as the on-site representative for one assigned AFCO location while also supporting administrative, operational, and reporting functions across the broader AFCO facilities portfolio.
Responsibilities include, but are not limited to, building operations, facility maintenance and repair coordination, tenant relations, leasing support, construction coordination, vendor administration, invoicing, asset tracking, ground lease administration, and business development support. The position operates independently, does not have direct supervisory responsibility, and reports to the Director of Facilities Management.

SUPERVISORY RESPONSIBILITY:
None.
KEY RESPONSIBILITIES:
The Manager, Facilities Management, is responsible for, but not limited to, the following:
Serve as the primary on-site facilities representative for the assigned AFCO location.- Maintain 24-hour telephone availability for emergency response.
- Act under emergency conditions for the preservation and safety of the property.
- Perform tenant check in and move out inspections.
- Monitor tenant activities and operations for compliance with lease terms and conditions.
- Promulgate and enforce building operating regulations including parking and airport security requirements.
- Ensure all routine building systems and services operate properly.
- Identify, document, and schedule repairs on all buildings and site infrastructure.
- Coordinate showings of vacant lease spaces at the Managing Agent’s request.
- Conduct routine inspections of tenant lease areas and meet with tenants to identify concerns.
- Identify tenant responsible repairs and coordinate tenant and subcontractor repair activities.
- Monitor vehicle movement in parking and trailer areas.
- Inventory and track equipment and assets associated with property operations.
- Submit and code invoices related to facilities management at AFCO locations.
- Coordinate and supervise contracted services including pest control and fire protection vendors.
- Schedule and coordinate annual inspections including fire sprinkler, dry system valve, fire prevention monitoring, and EPA inspections.
- Assist in annual budget preparation including cost saving recommendations.
- Track vendor contracts, renewals, compliance requirements, and ground lease extensions.
- Support construction coordination activities including tenant improvements and capital projects.
- Assist with asset tracking, ground lease extension tracking, and airport badging.
- Perform additional operational and administrative duties as assigned by the Director of Facilities Management.
BACKGROUND:
Position requires incumbent to successfully pass an FBI Criminal History Record Check and TSA Security Threat Assessment.
EDUCATION AND EXPERIENCE:
Position requires a minimum of a 2-year associate degree or a minimum of 4 years of military service, or a minimum of 2 years of on-the-job experience as a Facilities Manager, Project Manager, or Operations Manager.
EXPERIENCE, KNOWLEDGE, AND ABILITIES:
Strong leadership, interpersonal and relationship-building skills and the ability to operate independently are mandatory. Candidates must demonstrate high level organizational, verbal, and written communication skills.
SKILLS:
Proficiency with Microsoft 365 including Outlook, Excel, Word, Teams, OneDrive, and OneNote.
Ability to learn and implement new systems and procedures.
TRAVEL:
Position will be based at Dulles HQ and will require regular weekly travel to BWI, along with additional travel as required.
FINANCIAL ACCOUNTABILITY:
Assists with budget preparation and expense tracking.
May recommend expenditures subject to approval.
