PRIMARY FUNCTION: The Maintenance Manager ensures that the buildings and grounds are safe, clean, and “walk-in ready.” This hands-on leader works alongside and oversees maintenance and custodial staff to deliver efficient operations, timely repairs, and high-quality service across the campus.
ESSENTIAL DUTIES & RESPONSIBILITIES:
- Lead, support, and motivate maintenance and custodial staff to achieve high performance and teamwork.
- Work alongside staff in performing maintenance and repair tasks to understand daily challenges, share workload, and model best practices.
- Supervise and develop employees by delegating assignments, approving leave, conducting evaluations, providing coaching, and supporting professional growth.
- Maintain a positive, service-oriented relationship with all departments, ensuring maintenance and custodial work supports instructional and operational needs.
- Plan, schedule, and coordinate maintenance and custodial activities in collaboration with the COO/Assistant Superintendent.
- Assist in developing and implementing short- and long-range facility improvement plans, including preventative maintenance programs for buildings, systems, and equipment.
- Prioritize and manage work orders, ensuring timely completion and quality results.
- Maintain accurate maintenance records, safety documentation, and equipment logs.
- Promote a culture of safety by providing training and enforcing compliance with all safety laws and regulations (OSHA, EPA, AHERA, etc).
- Ensure proper storage, labeling, and handling of chemical and equipment.
- Conduct regular inspections of facilities and grounds to identify potential safety or maintenance issues and take corrective action.
- Lead and assist with routine maintenance, of plumbing, carpentry, and general facility systems by addressing routine issues. Submit work orders for specialized staff for any complex or technical repairs.
- Ensure proper operation and upkeep of campus equipment, including vehicles, lifts, lawn care, and snow removal equipment.
- Respond promptly to emergency maintenance situations and assist with after-hours or weather-related needs when required.
- Coordinate and oversee the work of outside vendors for inspections, repairs, or major projects, ensuring quality and adherence to contracts.
- Manage shipping, receiving, and delivery of materials and equipment.
- Oversee the maintenance, repair, and troubleshooting of locks, doors, hinges, closures, and access to ensure proper function and building security.
- Obtain quotes and bids for materials and equipment; prepare and enter purchase requisitions as needed.
- Monitor departmental budgets and control expenditures according to policy and fiscal guidelines.
- Perform other related duties as assigned.
QUALIFICATIONS:
EDUCATION: High School diploma or equivalent required. Post-secondary or Career Tech certification in building maintenance, construction trades, or related field preferred. Relevant licenses or certifications (HVAC, electrical, plumbing, or facility management) are a plus.
SKILLS:
- Strong leadership and collaboration skills with the ability to motivate and work alongside staff
- Excellent problem-solving, planning, and time management skills
- Knowledge of building systems, equipment maintenance, and safety regulations (OSHA, EPA, AHERA)
- Ability to manage multiple projects, prioritize tasks, and respond effectively to emergencies
- Proficient in basic computer applications (email, work order system, spreadsheets)
EXPERIENCE: Minimum of three years of experience in building and grounds maintenance, construction, or a related field. Experience in plumbing, electrical, HVAC, and general repair preferred. Prior experience leading or coordinating a facilities or maintenance team is strongly preferred.
PHYSICAL FACTORS:
- Position is based in Enid, OK
- Work involves exposure to both indoor and outdoor environments with exposure to varying temperatures, weather, noise, dust, air quality, and standard maintenance or custodial materials and equipment.
- Physical demands include periods of walking, standing, and sitting, as well as bending, stooping, kneeling, crawling, pushing, pulling, reaching, handling, and requires fine motor skills, visual acuity, depth perception, hearing, and hand-eye coordination.
- Must be able to work in confined spaces or at heights and lift or move up to 50 pounds.
- Perform under stress when confronted with emergency, critical, unusual, or dangerous situations, or situations in which working with speed and sustained attention are critical aspects of the job.
