What are the responsibilities and job description for the Maintenance and Operations Lead position at Auburn Union School District?
Job Summary: The maintenance and operations lead will plan, organize, and personally participate in the maintenance, repair and remodeling of the district facilities, grounds and equipment. The lead will report directly to the MOT Director, assist in assigning work orders, and assure completion of projects.
ESSENTIAL DUTIES:
The essential duties and responsibilities for this position include, but are not limited to, the following:
- Provides lead direction, work coordination, work planning, and training for other Maintenance and Operations workers.
- Oversees compliance of acceptable cleaning standards at all District facilities.
- Performs repairs, troubleshooting and maintenance activities on plumbing, HVAC and, electrical equipment.
- Effectively communicate with administrators, personnel, and outside organizations to coordinate activities, resolve issues and exchange information.
- Receives work orders and determines the necessary trades and equipment needed to complete assignments.
- Assists the Director with the inspections of outside contractors.
- Coordinates ongoing preventive and long range maintenance.
- Assures proper custody, control, and condition of District facilities, equipment, and tools including appropriate levels of housekeeping and maintenance.
- Receives and processes facilities use requests. Coordinates and monitors the scheduling of appropriate staff.
- Determines and schedules seasonal timelines for maintenance and facilities automated systems. For example: irrigation systems, HVAC, lighting, etc.
- Drives district trucks and/or heavy equipment.
- Maintains tools and equipment in proper condition and repair as needed.
- Orders routine supplies and materials as needed.
- Inspects assigned facilities and grounds for vandalism, damages, and sanitary and safety hazards. Reports hazards to appropriate authority and prepares work orders for major repairs as needed.
- Coordinates district wide cleaning crews and summer crew cleaning schedules.
- Consults with site personnel regarding prioritization of grounds related tasks, athletic events, and special District events.
- Participates in the interview and selection process for maintenance and operations staff.
KNOWLEDGE OF:
- Methods, equipment, materials and supplies used in the care and maintenance and operations.
- Safe use and application of fertilizers, pesticides, and herbicides for pest and weed control purposes.
- Safe use, care, and operation of a variety of tools and equipment used.
- Automatic irrigation systems, including troubleshooting, repair, installation and programming.
- Operation, basic repair, and schedule maintenance of motorized equipment such as fork lift, ride-on mowers and trucks.
- Athletic field layout and game field preparation for a wide variety of athletic events.
- Proper turf/field management practices.
- Carpentry, electrical, and plumbing trades.
- Building construction, electrical, and plumbing codes, practices, laws, and safety rules related to public school buildings.
- Heating, air conditioning, and ventilation systems.
- Methods, practices, and materials used in electrical, plumbing, carpentry, heating/air conditioning, and painting repairs.
- Occupational hazards and safe work practices of building maintenance trades.
Ability to:
- Provide lead direction, work coordination, and training for other maintenance staff, as assigned or delegated.
- Effectively estimate the scope of work assignments and to secure the necessary tools and materials to complete each assignment.
- Recognize and locate conditions which require maintenance and grounds repair work.
- Use and operate safely a variety of hand tools, power tools, and equipment used in building/equipment maintenance.
- Operate small equipment, including but not limited to; forklift, trencher, backhoe, and trucks.
- Perform arithmetic calculations at the level necessary for satisfactory job performance.
- Read, interpret, and maintain blueprints, plans, construction drawing, and “as-built” sketches.
- Diagnose building maintenance and maintenance problems and take appropriate action to resolve problems.
- Establish and maintain cooperative working relationships with contractors, school officials and others.
- Effectively communicate both orally and in writing.
- Use assigned technology such as a computer, cell phone, or other item necessary for communication and/or documentation.
- Other related duties as assigned.
EDUCATION:
- High School Diploma or equivalent
- College Units or Trade School Certification desired.
EXPERIENCE: Any combination of training and experience which would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the required knowledge and abilities would be: demonstrated specialized background in HVAC, computerized energy management systems, two years of work experience in performing grounds maintenance or landscape work in industry or commercial organizations, including experience in providing lead direction for other staff.

- Maintain a valid California Driver’s License
- Forklift Certification

WORK ENVIRONMENT: Work is performed in a variety of District facilities, both inside and outside, and in various types of weather; exposure to controlled and hazardous substances, pesticides, and other chemicals; continuous contact with staff and the public. The employee occasionally uses a personal vehicle for work-related travel. The noise level in the work environment is usually moderate.
